Buying a used HM with invoice for warranty?

Looking at a good condition Aeron on FB marketplace and the seller mentions including the original invoice. Does this mean I should be able to do a warranty claim in the future should anything go wrong? Chair is a 2024 remastered apparently and its in Australia for context.

Planning on selling the PPOR in the next few months and trying to think of basic things that I can do to improve its sellability\value over this time.

Some thoughts;

  1. The kitchen cabinets\doors etc are dead with peeling\swelling\scratched etc. Same with the wood benchtop has some spots where its looking pretty tired. Appliances are mostly new and present fine. A simple set of IKEA cabinets and benchtop would be around $8-10k and I could do it myself (I did the current one).

  2. Bathroom was renovated 6-7 years ago and is clean but some of the tap wear is aging\flaking etc. Could be replaced pretty simply for a few hundred. Some of the silicone is a bit dirty and flaking off too.

  3. Painting... House is a weatherboard QLD'er that has some spots where the paint has peeled and looks ratty. Not sure how much this would be to fix up and if its worth it? I guesstimate $10k to paint everything outside or get it done myself with a lot of time?

  4. Fencing: 90% of the fencing is newer colorbond, there is one side that is old and falling apart. Maybe $2000??

  5. Yard, mostly pretty good. Grass has some dead\brown spots that could use some love. Maybe some grass seed?

Apart from general\deep cleaning. What else are basic things that could be done to make a house more sellable or have a good ROI?

For context the house is a 3BD QLD'er in the $1.1-$1.4M range...
