I'm doing rebalancings and it would be much more convenient if my mutual funds were ETFs, so I don't need to wait overnight for the sale to buy the new thing.

I tried from 2 different computers and 3 different browsers, and every time I try to convert mutual funds to ETF, I get forwarded to https://personal1.vanguard.com/mec-etf-conversion-webapp/agreement with no real content besides the header and footer.

I did a search for "convert vanguard mutual fund to ETFs" and was taken to https://investhub.web.vanguard.com/, which had a link for "Convert Vanguard mutual funds to ETFs" that led to https://personal1.vanguard.com/usa/etf-conversion/agreement and that gave me the proper agreement.

I have a stock that distributed a dividend. I've set up the account to distribute as cash, not reinvest. However, this one got reinvested.

The record date was early May. The payment date was early June.

I may have changed the setting from "reinvest" to "pay as cash" between those two points. It was definitely set to "pay as cash" before the payment date. Does Vanguard use the setting as of the record date? That doesn't seem to make any sense.

I have this stock in two different Vanguard accounts. One went to cash as I wanted, while the other reinvested.

Tree has been slowly growing into my fence. I've pointed it out to them several times.

Neighbor has insisted for years they will "do something about it." I even hired tree removal people for my own trees and had them knock on my neighbor's door so it would just be the marginal cost of a single tree. They said they would do it themselves and then nothing.

Well, now there is an OpenDoor sign. My plan is to talk directly with their agent, point out the obvious damage, and say they should fix it before any sale goes through. Failing this, would I have to sue for damages?

Moving out of an apartment early, I put out an ad looking for someone to take over the lease.

I got a number of people to ask a question and disappear, one who came by and then ghosted. All expected.

But one person seemed really interested. They responded, asked questions, and most importantly sent in an application to the leasing company. I haven't seen it but confirmed it came in.

However, they've ignored every offer to look at the place in person. They said they were out of town until Monday, but since Monday have still ignored that offer.

I offered to cover the application fee with the landlord if they went through a simple Zillow check. They ignored that.

I just don't get what's going on. If they hadn't sent in an application, I would write them off like I ignored the other people. I'm trying to figure out if this could be a scam in some way. I guess they get me to pay the application fee and never follow through to make me waste some money.

If this is a known scam I'd actually know what's going on. Is it?
