Premier achat immobilier

Hello à tous pour la première fois avec ma compagne ( nous sommes en location depuis 10 ans dans un appartement )

On envisage d'acheter une maison 🏡

Dans un village près du notre, on reste à 3mn de notre lieu de travail ( Hôpital et moi antiquaire )

Donc dans un quartier résidentiel calme ( ce qui change de notre location dans une résidence avec une forte population de jeunes au chômage qui hurlent la nuit )

La maison était à 170K j'ai réussi à négocier une baisse de 5% pour le vendeur et 3% chez l'agent immobilier ( maison en exclusivité chez lui un an )

Ce qui me fait acheter la maison à 157k on a un apport entre 10-15.000k , j'hésite car on veut garder un peu de liquidité.

Automatiquement je suis assez stressé, car mon premier achat , la maison fait 106m2 , sous sol total donc pour mon activité c'est formidable.

Toiture propre isolé, DPE en E maison de grand mère donc pas au goût du jour mais avec un réel potentiel, le soucis est la chaudière au gaz ( ça consomme pas mal )

L'électricité on va dire que c'est vieillot pas dangereux mais il faut refaire tout de même quelques trucs électrique mise a la terre sur certaines prise et des différenciel de 30ma.

On est a 22% se taux d'endettement, mais bizarrement j'ai peur de me retrouver dans une merde financière, qui n'est sans doute pas justifié mais j'hésite car peur de tomber sur une douille dans la maison, ou alors d'avoir des imprévus qui dépasse mon matelas financier...

En sachant qu'il faut rajouter les fonciers 1500€ à l'année.

Le prix du M2 est a 2000€ dans cette ville la personne l'avait mise a 1490€ le m2 environ avec la négociation je suis tout de même gagnant, la maison est sur un étage et on a énormément de place contrairement à 70m2 où je suis actuellement...

On se retrouve avec 1021€ de crédit sur 20 ans , 25 ans ça fesais 921€ mais 20k d'intérêt en plus ce qui m'a fait un peu réfléchir...

On est pas loin de signer le compromis de vente mais j'aimerais tout de même des conseils !

How it feels: loss of confidence in weight-bearing fear of walking normally completely unpredictable episodes sometimes pain afterwards (ankle / outer foot / cuboid area) Question: Has anyone experienced a similar progression: instability initially on uneven terrain then random giving way even on flat ground with normal imaging and tests despite symptoms? Ps : I take pregabaline and tramadol since 17 years, at the beginning I think this the treatment, but after réduction... Nothing :( please help me !

Walking disorder please help

Hello everyone, I have been taking Lyrica for 17 years (I am 39 years old) following a jaw injury that caused serious damage. Up until recently, I had never experienced any side effects from this medication. However, I started noticing that I would often bump into walls and felt very clumsy with my hands... Following a severe burnout in January 2025—which was incredibly intense both mentally and physically—I had to increase my dosage in February 2025. I had been on 150 mg morning and night for ten years, and I went up to 175 mg morning and night. It did bring me a little relief. For context, for the past 13 years, my feet have had a tendency to give way, almost like hypermobility in my ankles.
