LTCG on property sale post registration

I bought a house in April 2024 through construction linked plan to be paid over 2 years. This was a property close to 3Cr, which means i paid fist installment in Apr 2024 as 1Cr, then in Ap 2025 the next 1 Cr and last now in Apr 2026, post which i did my registry of the house in May of 2026. Now i have the following questions:

  1. Is the holding period considered from April 2024 or post the registration if i am considering the sale?

  2. If i sell my property within next 3 months, is it considered LTCG or STCG?

I am getting mixed views from my CA and folks in my network, so would be great to get insights from this community on this topic.

Reflection on growing rich in India through coporate job vs being lucky in real estate

I have been reflecting on this over the last few weeks, I am in my 40s and worked across good product tech MNC companies, got a house for myself and respectable networth close to 10cr but when I met one of the brokers who has been into the business over 2 generations, I realised education, hardwork have a role to play but being lucky and timely supercedes everything. This broker had a big house in Gurgaon DLF phase close to 25-30cr, has few other assets and luxury cars. While i was happy about thier growth I was equally not so happy about my path being a heavy tax payer and working extermely hard to get to a point where I am in top 0.5% of the country when i see this person who is hardly educated, maybe not gone thorugh a lot of hardships is having good and big assets.

Seeing that where i was feeling content on my FIRE milestone, I now feel maybe my goals are very conservative and I should continue. Maybe this is exactly where grass is green on the other side but this has been running in my head from sometime so thought of sharing and also understand on how you move on from this feeling.

Sector 65, Gurgaon liveability

We are moving to an independent floor in Sector 65, Emaar Emerald Hills. We chose this area for more space, which was becoming unaffordable in other locations like DLF Phase 1-5. Our priorities are a gated community, ample space, and green areas. As our move nears, we're looking for insights into the overall livability of Sector 65.
