I'm considering buying a property that needs an extensive upgrade to make it a forever home. In the classic HENRY connundrum, the work hours to pay for the house mean I'm not confident we can manage it ourselves.

For those of you who've used a project manager for a reno did they meaningfully reduce the burden on you? How many hours a week did you find yourself needing to spend with them? Am I right that they cost about 10% of the work budget?

I viewed a house yesterday. It's early 1900s and has been extended. At one of the internal boundaries of the room the floor is sagging badly, it feels like several dips. It's such a dip that the flooring has a rip in it.

This was a second viewing with a builder who came over for 30 minutes as a favour. He said he thought brickwork was taken out for the extension and they "filled the timbering" and that "over time that's failed".

He was pretty chill about it being repairable. I stupidly didn't get a cost from him to do this. I have a nagging sense that the house has generally been run into the ground and I have zero DIY knowledge. Can any of you seasoned DIY-ers infer what he was describing here and how expensive a problem it is?
