Attic space if any ?

Guys
Is there anyone here with roofing experience ? Looking at new build and was hoping to have some attic space for storage but from looking at exposed roof in that estate looks like zero space here possible for storage upon completion ?

Dilemma , please share your feedback

House A - 2 parking on front 2 spots , 141sqm total space , no allowance for Ev usual Dublin new build estate , cant put cable down through footpaths as they own by OMC or council, No attic -inspection hatch only and maybe 1sqm each way with lots timber crossed all around making harder to put any floors down , big garden 270 West Orientation

House B - 2 car park spaces 1 just outside 2nd further away same as house 1 no allowance for ev cable over footpath nonsense in dublin 162sqm, hugh attic , big garden south orientated

Question is
Is attic that much important to justify extra 100k and 20 sqm living space Difference between house and A and B
Both places have very little storage area within rooms and so on

Any roofer advice ?

Guys, most of you in this group are far more experienced than me, so I’d really appreciate your opinion.

I’m a first-time buyer in Ireland and I’m about to commit to a very expensive mortgage on a new-build house in Heron’s Lock (Lucan, Dublin), built by Evara.

Unfortunately, before buying I don’t have access to the roof space, and the developer hasn’t provided any more information than the house plans. Looking at the plans, can anyone with experience of Irish new builds tell me whether there is likely to be any usable attic/storage space at all?

I’m not talking about converting it into a room , just enough space for Christmas decorations, suitcases, baby items, storage boxes, etc. standing straight at highest point of attick

One thing that worries me is that the attic hatch shown/installed appears to be a smaller metal hatch rather than the larger timber pull-down style attic access. Does that usually mean there is essentially no usable storage space up there, or is that not necessarily the case?

I know modern estates often use prefabricated roof trusses, and I’ve heard some can leave almost no practical storage area. At these prices, I’m trying to make sure I’m getting the best value possible and not overlooking something important before signing.

I’d really appreciate any experiences from people who have bought similar new build homes in Ireland, especially around Dublin/Lucan/Adamstown area or from builder Evara

Herons Lock Lucan -Anyone Visited? Worried it’’ll feel too isolated

Hey all,

We’ve put a deposit on a house in the new Herons Lock (Evara) development in Lucan and I’m getting nervous.
Main concerns:
• Very few shops or facilities just a big park/lake. Feels like it could be isolated.
Bus stops marked but unsure about actual services.
Cheaper than Redford/Aderrig etc. is there a reason?

We like the peace and quiet compared to busy Adamstown (more big apartment blocks approved), but now wondering if it’s too quiet.
Some people we meet said feel’s cheep?

Has anyone viewed or bought here?
Pros/cons from people who’ve visited?
How’s the walk to The Crossings?
Any honest thoughts appreciated!

Loan Offer Dilemma Aib vs Boi vs Avant

In real world whats work better guys , not financial advise just need to make up my mind on 3 lenders and looking for some feedback from people who went through similar in past

How much important overpayment facility is to you ? In terms all 3 lenders be on fix 3-4 yrs after that say 4.15 %variable or fix again for lover .
Aib 5k per year max , Boi 10% of monthly mortgage with Is very poor and Avant 10% of mortgage total value with is the strongest now Aib interest at 3.2 , Boi 3.1 and Avant 3.7

Ltv 84% from your experience is it worth to pay extra few quit just to have overpayment facility or better to lock in cheapest rate and just save cash and-overpay every few years when out of fixed term ? Thanks for any feedback
