Patio Door Threshold Issues

I bought a new construction a few years ago and the house has been settling. The patio has settled quite a bit and now there is a noticeable gap between the patio door threshold and the concrete. There was a wood board that used to fit snugly into this space, but now it leaves a gap and does not support anything. The gap is uneven in height and depth along its length. Is there any easy way to measure and cut a piece of wood to fit snugly into this space? And what should I use to glue the wood to the concrete? I suppose I could just use wood shims (although I'm not sure I could find any that are pressure treated/weather proof)?

Tile issues and potentially even more worse damage.

Can I mortar tiles back down to an uneven surface? Also how serious would you consider the water damage done underneath this tile? I'll get another picture after I vacuum all the loose stuff.

Can someone explain how my outdoor spigot is set up?

Trying to fix a leak and want to know what exactly everything is and is doing. The spigot is a Prier m-400 outdoor spigot, there is a blue faucet handle attached to the bottom of the Prier, and there is also a line attached to a swamp cooler with a small valve. Curious if the blue thing is needed and how the swamp cooler valve fits in

It seems impossible to find regular contractors

I had a leak after a storm and now I'm stuck comparing 6 different roofing companies, each one promising "premium work" while barely answering basic questions lol. Half the reviews online seem fake.

A neighbor told me to check out American Masters Roofing & Restoration because they did some roof and siding replacement work for him last year and honestly, he wouldn't shut up.

We'll probably use them, but I still want some second opinions before I sign anything. If anyone in Florida has a company they trust for this stuff, let me know because this whole process sucks.

Any advice on how to repair this?

I am getting a lot of water in my basement when it rains from this hole at the bottom of the stairs. I have a sump pump, however there is a great deal of moisture that will linger for quite some time.

This is an old mill home built in 1920. In upstate SC if that helps.

How to approach neighbor?

Neighbor built raised stone filled planter up against shared fence some time ago. Recently had brush cleared away from fence on our side and noticed that the fence is rather bowed/stressed.

I'm thinking this is going to decrease the lifespan of the fence appreciably, to mention it just seems like poor neighborly form in general.

Previously this neighbor built a shed too close to the property line/fence which I pointed out to him, but said I "wasn't trying to create any problems - just thought he should know, and left it at that."

Not sure how important this new development is - what do you think?

What’s happening in our attic?

While up in the attic I discovered this corner that has this powdery buildup. For context — it’s a 1948 house, the roof is new, house was painted last year, the wood is dry as a bone and doesn’t feel punky or soft at all…. What could this be?

How should I go about fixing this hole in my eaves?

This is next to the chimney outside. I just noticed the fairly large hole and not sure what to do. It looks like a repair was made previously as the entire panel looks smooth/different from the one next to it. We have had squirrels in the attic before and pest control sealed the house. You can see a small patch in the middle of the hole with caulk. Inside I don’t see any insects like termites but it looks like the wood is either rotted or gnawed on. Let me know if you have any advice. Thanks!

Small patch

I’m stupid with home improvement. How can I fix this hole? Is it just as simple as breaking off the remaining drywall paper that is hanging, clean, and paint? There is no hole in the drywall I think it’s just the paper that is falling off. Please help and talk to me as a beginner and forgive my ignorance. Thanks in advance

Seller lied about presence of mold, inspection said different

Currently under contract on a home. Seller's disclosure said no knowledge of mold. However, during the inspection contingency period, the inspector found a lot of mold in the attic and a lot of evidence that they tried to treat it already with mold paint. I'm not sure how dangerous this type of mold is but it doesn't look so great. Either way it looks like they lied about it completely and are trying to keep the earnest money. Is this mold treatable or should I try my best to get out no matter what?
