Illinois homeowner looking for advice on short-term advance against home sale proceeds

I’m looking for some advice on where I might find a short-term lender or financing company that will advance a portion of my expected home-sale proceeds before closing.

The situation:

Property is in Illinois

Current mortgage payoff: approximately $130,000

Property is being sold for $215,000 for a quick sale

I believe the property is worth approximately $235,000

Looking for approximately $50,000

Looking for a 60-day term

Offering a 10% return for the 60 days

The loan would be paid back from the sale proceeds at closing

I’m not necessarily looking for a traditional mortgage or HELOC. I’m specifically trying to find something like a seller proceeds advance, bridge loan, private money loan, or short-term loan secured by the pending sale.

There should be substantial equity in the property, and the goal is simply to access a portion of the proceeds early rather than waiting until closing.

For anyone familiar with Illinois real estate, private lending, or seller-proceeds financing, where would you look for this type of funding? Are there specific lenders, private-money groups, real estate forums, or financing companies that specialize in this?

I’m mainly looking for recommendations on where to look and what type of financing product to search for, rather than asking anyone here to fund it directly.

I’m in the worst financial crisis of my life because of gambling addiction, and I’m having suicidal thoughts

I honestly don’t know where else to turn, so I’m hoping to hear from people who have been through something similar.

I’m a gambling addict, and over the last several years I’ve completely wrecked my finances. I’ve accumulated a huge amount of debt, destroyed my credit, made terrible financial decisions, and lied to the people closest to me about how bad things really were. I’ve become a pathological liar because I’ve spent so much time trying to hide the consequences of my addiction.

The crazy part is that I make a very good living. From the outside, people would probably think I’m doing great. But I’ve dug such a massive hole that I feel like I’ll never be able to get ahead.

Right now, I’m facing an immediate $130,000 problem involving a real estate deal that needs to be completed tomorrow morning. My wife believes we have the money to get it done. She doesn’t know the full extent of what is happening.

I’m absolutely terrified of what happens when the truth comes out.

I’ve been having suicidal thoughts because I feel like I’ve completely let everyone around me down and destroyed my life. I want to be very clear, though: I don’t actually want to die. I want this nightmare to stop.

I want the gambling to stop. I want the lying to stop. I want the debt and constant financial panic to stop. I want to be able to look my wife and family in the eyes and tell them the truth.

But right now my brain is telling me that if I can’t somehow come up with this $130,000, there is no way forward.

I know that’s not rational. I know $130,000 is not worth my life. But when you’re sitting in the middle of years of addiction, debt, lies, and consequences, it feels impossible to see beyond the immediate crisis.

I’m not asking Reddit to give me $130,000. I’m not looking for sympathy or a way to avoid responsibility. I know I’ve caused this.

I’m looking for people who have been where I am.

Have you ever gotten to a point where you genuinely believed you had destroyed your life beyond repair?

What happened when you finally told your spouse or family the truth?

How did you deal with the financial consequences?

And for anyone who has recovered from gambling addiction, what finally made you stop trying to dig yourself out by taking bigger and bigger risks?

I’m scared, ashamed, and completely overwhelmed. But I don’t want to die. I want to figure out how to survive this, tell the truth, stop gambling, and somehow rebuild my life from the mess I’ve created.

If you’ve been through something remotely similar, I’d really appreciate hearing your story.

Do private lenders that collateralize using second position actually exist? Or is trying to find one a waste of time.
