Can you say no to a for sale inspection date?

Real estate did the usual scumbaggery
I.e. we went into a new rental.
2 months after its listed for sale.

Anyway they want a inspection for potential buyers next Friday.
But we have plans this Friday with guests over to celebrate a special occasion.

Can we refuse an inspection on a certain date?

How to make this house multi-generation friendly.

Hi all

My parents are getting very frail and don't own their own place and we are thinking of having them move in to live with us so I can take care of them.

We initially bought this house with that idea in mind.

What alterations could I do to the floor plan to give an "us" and "them" section with privacy for both parties. Maybe throw in 2 walls and would need to add a small kitchen too somewhere on their side to make it work.

We have previously lived with them, and honestly it was very hard for my wife as she adores privacy. So I want it set up in a way where they can live their life and have their own friends over, and we can live ours and have hour own friends over.

We have 2 kids as well so our side will need to be bigger (parents will need 1x room, 1x bathroom, 1x kitchenette). We can share the laundry.

The front entry is separate and the stairs in the middle go to a separate downstairs entry FYI.

What is a buyer's market like?

Hey all,

Only been looking at properties since around 2015, but seriously since 2022. Bought a place in 2024.

Looking to buy a 2nd house now.

I've never experienced what a buyer's market is like. I am in Brisbane so I don't know if it will ever be a buyer's market in the near future, but just after some thoughts of what it's like when that happens.

Also anyone else looking to buy in BNE? Are you sitting it out for now and waiting to see what happens or just buying regardless?

My partner posted a tree question here + in and Australian gardening subreddit.
Everyone here was so helpful.
Half the people on the gardening sub were passive aggressive lol.
I thought the stereotype of gardeners were they were meant to be kind.

What's the point of the system if every agent has 5 stars.
Some certainly don't deserve it.

And why is there such a big difference between professionalism of agents?
Some are honestly great, follow up, answer questions, respond to enquiries. Will definitely remember them when its time to sell.
Others flat out don't reply.
As if they aren't even trying to get the best price for their sellers.

Do the others just have so much work that they don't need to generate more leads in the future?

The last house I bought, the moron's office wasn't open on the day I am meant to pick up the keys and he wasn't contactable.
