Mortgages and charge-offs
I have several charge-offs (unpaid at the moment) totaling around 12k from January 2024. I am employed full time, earning around 45-50k a year.
Credit score is 635. I’ve aggressively worked to rebuild my credit. My credit attorney recommended allowing those accounts to age and settle if necessary, I’ve had a hard time tracking down some of the buyers of these accounts in order to settle.
75k cash savings. 300k in stocks. I earn dividend income from those stock holdings since December 2025 but I cannot use that until I have two years of tax returns reflecting this. With my dividends and employment income I sit at sound $5,500 or so a month gross.
I am looking to purchase a home in Florida. In the 275-300k range. Any chance of approval? I am told FHA does not require me to settle those old accounts. I was also told I could use a Non-QM mortgage if all else fails by leveraging my stock holdings.
Any chance at approval? Thanks
