Any realtors around?

Trying to connect with more realtors, I’ve been doing direct to seller/buyer and want to add more channels to my marketing. I’m mainly in TX, AZ, CA, FL, GA, TN and IN but really open nationwide since I’m 100% virtual.

I talk to hundreds of buyers and sellers every single day and I’m doing high volume. A lot of the sellers we talk to don’t actually fit a cash offer, so instead of letting those go to waste we’d rather hand them off to a realtor as already booked listing appointments and you can pay us a small fee upfront or percentage of your commission. We also do alot of novations so we can have you involved there aswell.

If you have buyers looking for good off market deals, distressed sellers that need to sell yesterday (whether on or off market long as the deal makes sense for my buyers) or simply more listing appointments through our referrals, message me and let’s partner up!

Only reaching out to serious realtors who actually answer the phone and take action when there’s money on the table cause I noticed a pattern with most of the realtors I’ve tried reaching out to is that they just lack the motivation to even pick up the phone so if that’s you, please stay away from me lol. But if you’re hungry and want consistent deal flow, then let’s connect!

Looking for opportunities

I realized after grinding in this business for almost 3 years is that it was never really about the transactions. It’s about the connections. Last year I’ve netted more than I’ve netted my entire journey combined and it wasn’t because I was pounding the phones harder or anything I’d argue I talked to less sellers than I did in the past. It’s cause I leveraged the knowledge I gained from grinding these past years to connect with likeminded people and help them win and create synergies between different businesses.

I’m a buyer, lender & I wholesale nationwide, so if you think there’s any way I can help you, please reach out to me and let’s see how we can win together 💯

If I can help you win, I’ll usually end up winning too somewhere down the line, that’s my current mental model.

Buyers when they find out how much you’re making.

If you feel that you’re making too much and worried about your buyer renegotiating, double close, do not even risk it.

I’ve had a buyer fuck up a deal with 78k assignment because he felt that we shouldn’t be making that much even though he was making close to the same in profit and was ecstatic right until he found out our purchase price with the seller.

I’ve started to double close on most of our deals (anything more than 20k in assignment). Our closings were alot smoother, less buyers backing out last minute, less talks about how much we’re making. And the fees of using a transactional funder aren’t even that much in the long run and it’s a fairly simple process that just makes everything goes more smoothly.

Obviously we have buyers who don’t care about how much we make and are repeat customers because we provide them good service. But with any buyer that we have not established a solid relationship with. It’s always better to not risk it.
