Looking for a No-Brokerage 1BHK in HSR | Move-in: 1st Week of September

I’m looking for a 1BHK in HSR Layout (direct owner only, no brokerage) with move-in during the first week of September.
Budget: Up to ₹25,000

Looking for a semi/full-furnished flat in a fairly new standalone building with lift, power backup, good ventilation, and reliable water supply. A responsive landlord and a safe locality with daily essentials nearby are important.

I don’t need parking and don’t have any pets.
If you have a flat becoming available or know of an owner listing, please DM me. Thanks!

Looking for a No-Brokerage 1 BHK in HSR Layout (Possession in 1st Week of September)

I’m looking for a no-brokerage 1 BHK (semi/fully furnished) in HSR Layout and am planning to take possession in the first week of September.

My ideal flat would be in a legally approved, fairly new standalone building with a lift and power backup. I’m looking for a place that’s at least 600 sq. ft., has good ventilation and natural light, reliable water supply with good water pressure, proper waste disposal, and is located in a safe neighborhood with grocery stores, pharmacies, and other daily essentials nearby.

A reasonable rent and a security deposit are important, and having a responsive and reasonable landlord is a must.

If you have a flat becoming available around that time, or know of any owner listings that fit these requirements, I’d really appreciate it if you could DM me. Recommendations for good standalone buildings or owner contacts in HSR are also welcome.

iPhone 14 Pro (78% Battery Health) → iPhone 17 for ₹44.9k Effective Cost: Upgrade Now or Replace Battery and Wait?

Currently using an iPhone 14 Pro (128GB) with 78% battery health.
The battery has definitely degraded at this point. I’ve seen it drop from 32% to single digits with relatively light usage, and the phone has also started heating up during normal day-to-day use.
I have an offer to exchange it for a new iPhone 17. The pricing works out like this:
iPhone 17 price: ₹82,900
Exchange value for my 14 Pro: ₹35,000
SBI card EMI discount: ₹3,000
So my effective upgrade cost is about ₹44,900.
One thing to note: the 78% battery health seems to have significantly affected the exchange value. Retailers like Croma and Reliance Digital were quoting around ₹30,000 for my device, so I was pleasantly surprised to get a ₹35,000 exchange quote.

My options

  1. Replace the battery on the 14 Pro and keep using it?
  2. Take the upgrade to the iPhone 17 now?
  3. Wait for Big Billion Days / Great Indian Festival sales and hope for a better deal?

My concern with waiting is that the exchange value of the 14 Pro may drop further, especially with the battery already at 78%.
My priorities are battery life, reliability, and day-to-day usage (social media, music, photos). I don’t game or do professional video work.

Need some good advice
