Apartment recommendations

Hi everyone, I am a 26 year old single female moving to Columbia from DC at the end of July. I am having a lot of trouble deciding on where to live. I flew into the area a few weeks ago to tour multiple apartments. Coming from DC, Brookland, Bennett at bull street, and Devine district all have the look that I am used to….but sure do mimic DC pricing. I was really hoping to live in a nice complex but it seems I will not catch a break price wise. It is sad to me that I will have to pay 2500 a month to get the space I want in this area it seems.

Devine district has no options for garage parking so that will not be an option for me. I will say Brookland is more in my price range, but the fact that I would have to rent a washer dryer MONTHLY for 60 dollars is so ridiculous to me with the price the apartments are already at, Devine district apartments are their sister property so they are the same. I feel so stuck right now, I want to be in a walkable area close to shops and restaurants. I would love to rent downtown in walking distance to five points but I can’t find anything with garage parking or any covered parking for that matter.

I will be working in Lexington so commute is also something I have to heavily consider. I feel renting a house or townhome is my only other option but I am worried I will be socially isolated as a single person moving from out of state not knowing anyone. Any help or advice on anywhere to live would be appreciated. Here are some non negotiable for me: washer dryer, garage parking, LVP flooring, safe area.

Ernest Money Question

Hi all, I signed a contract for a new construction build in South Carolina. My escrow money was paid 72 hours after. I transferred the money on a Thursday I got a message the next Monday from the legal company asking me for confirmation I sent the funds. When I looked back I saw the money bounced back, because it was supposed to be a wire instead of an ACH transfer. I had no idea, but this actually protected me.

Well, that same Monday I received my contracts from the builders broker. I read the fine print and the deal for a low interest rate (3.99 then 4.99) was fake, because I was paying 12000 dollars added onto the loan to buy down 5 points. Oh, and don’t forget the 6k added to the loan for the broker’s commission :)

Anyways, I backed out of the deal that evening (on Monday). Between misrepresentation of the deal the builder was offering AND hearing news the Friday before that my parent needs major surgery soon, I made the right decision. They sent me a dissolve of contract form to sign tonight, saying I owe the Ernest money. I sent a message back stating since no earnest money deposit was ever submitted or received by the escrow agent, we would request that the release reflect that no funds are being disbursed to either party.

Thoughts? I honestly do not want to pay this money, I do not feel I am legally liable, since they should have put the home on the market when they didn’t receive the earnest money from me on time. I live in another state so taking me to court would take them months, and the house couldn’t be put back on the market.

Hi all, just purchased a new construction home! This is also my first home purchase! I am very excited. I will need to find an inspector, my Relator found and scheduled one but I don’t exactly trust my inspector being connected to my Relator. Any recommendations of companies or people in the area that do a great job? Any general advice?

Hi all! Just bought a new construction house that is 4,356 square feet. I am not crazy about the paint color already on the hardy board and would like to repaint the exterior. Does anyone know what the price usually goes for to repaint? Any recommendations of painters in the area? Thanks!
