Guest bed vs Murphy bed

Hi all, my partner and I are moving into a townhome and downsizing in about a month. We have the ability to have a dedicated guest room, but we realistically only get visitors maybe quarterly. If we didn’t have a guest room we’d have space to have an office/home gym setup and just generally more space— it feels a little silly to devote so much room to the possibility of guests and not really use it otherwise. We do have a nice guest bed setup that we can keep and we would have to buy a Murphy bed, and I’m not sure if our existing mattress would be too thick/heavy.

Does anyone have a Murphy bed setup and like it? Or, hate it? Opinions on one versus a traditional guest bed?

Nail recommendations?

Hi all, I’m in the Army and I’m getting married in a couple weeks. The wedding is on a Sunday and I go back to work the following Thursday.

Currently we aren’t able to have any nail polish/color or fake nails of any kind at work. I have relatively short natural nails.

Do I go with a press on or something, and do it the night before/morning of? Would you recommend I do fake nails and just take them off a day or 2 later, or will this damage the nail? Or do I just try and grow them out as best as I can in the next couple weeks and do a regular or gel polish on them?

Question in title but for more detail: my family is coming in from out of state and my mom bought her dress here when she came to visit and my sister sent her dress to me after trying on. My mom is asking me to have both of them “professionally steamed.”

I live about an hour from the venue, the wedding is in ~3 weeks, and I work full time, so the ability for me to go up to the city where the wedding is before the ceremony to drop these off is limited. The town I live in has limited options (if any) for something like that, and if I got it done I’d still have to drive with them in the car afterwards for over an hour.

Also I’m not sure if it’s worth it— my mom’s dress was steamed at the boutique we bought it at, and my sister’s is a pretty simple Azazie dress. I have a nice steamer (says it’s professional quality— has a hanger thing, I have to wear dress clothes frequently for work) and am wondering if they’ll be able to tell if I just do it myself? I’m having mine professionally pressed, but that’s mainly because it’s already in being altered (and unfortunately the place I had to go to get alterations done is 30mins in the opposite direction of the venue).

Hi all, located in Kentucky and selling a home. We went under contract 4/10. We just found out that the buyers have been denied from a home loan. They submitted a pre-approval along with their offer so this is quite a shock.

The contract states that they have to apply for the loan within 2 days and if they fail to get funding approval after they’ve done so they get their earnest money back. The inspection period (12 days) and survey period (15 days) have closed.

Im skeptical that it’s actually taken them 20 days to get a denial of this loan. Is it unreasonable to request at least verification that they did their application in the time required before releasing them from the contract and returning their money? Or is there any other course of action we can take?
