Sonos Simple System for Condo

Would greatly appreciate feedback on the following for a small 1400 sq ft condo I am looking to purchase. Is this overkill or is there a better way to simplify? As of now, there is only a TV planned for the master bedroom, but thinking of maybe also having one for the living area.

Now that the construction at Landmark where the previous Mall resided is well underway and the billion dollar hospital is shaping up quite nicely, I am looking to purchase a condo in the immediate area.

Curious what others think that the redevelopment of Landmark Mall area will have on surrounding condos assessments immediately across the street and nearby areas.
