My husband and I bought an STR property in Kissimmee, FL last year and we’ve been dealing with an ongoing pest issue that has now been confirmed to be originating from the neighboring unit. The HOA’s own exterminator confirmed this directly to us. The exterminator also services the community every Friday, so this is clearly not an isolated one time issue.

The problem is affecting our unit through the shared walls/cabinet areas, particularly around the kitchen and oven area. Despite their own vendor confirming the source is next door, the HOA continues responding as if this is solely our responsibility because the activity is visible inside our unit.

We have already put down baits, gel treatments, and sticky pads throughout the area and have been actively trying to manage and monitor the issue on our end. We’ve documented everything, communicated multiple times with the HOA, and tried to handle this reasonably. We are not refusing responsibility for our own property, but it’s frustrating being treated like this is a standalone issue when their own exterminator acknowledged where it’s coming from.

We’ve already contacted code enforcement and previously spoke with the health department, who advised us that if the HOA continues failing to address the issue properly, we may need to consult an attorney.

Has anyone dealt with an HOA refusing to meaningfully intervene even after their own contractor confirmed the source is another unit? Especially in Florida condo or townhome STR communities?
