Studio in Makati under ₱15k with a jogging path + mall close by — realistic, or need magcompromise?

Currently renting at Avida Towers Cloverleaf in QC — Ayala Malls Cloverleaf is a 2-min walk and the estate has its own secure jogging path. Loving that setup and want to find something similar in Makati when my lease is up in Q4 2026.

My criteria:

  • Studio unit, semi-furnished at minimum (bed, aircon, ref)
  • ₱14,000/month
  • Jogging path on-site or within the estate, not just a sidewalk
  • Mall within easy walking distance
  • No pets in the building preferred, but not a dealbreaker
  • Move-in target: Q4 2026

I've found The Beacon and Jazz Residences in Bel-Air (in-complex jogging path + its own mall).

Tanong lang din for anyone who's been through this:

  1. Has anyone actually lived in these buildings? Worth it ba or is it run-down for ₱14k?
  2. Is ₱14k possible here in Makati with my criteria, even for a small studio? Genuinely don't mind a smaller unit like ~23sqm.
  3. Any other buildings/areas I should be looking at that have this my needs and budget?
