How do I talk to girls?

Please help I couldn't find this movie alone

There's a woman who moves into a house at the end of the street, the house was old and needing a renovation, there were legends/stories between the kids of a gray lady who owned it (I recall something like she is the grey lady and she says that but I can't tell for sure) it's not a terror or anything like that.

Another thing I can remember well is that there was a guy and his daughter, he fell in love with the woman, and his daughter had nightmares and the woman helped the girl giving her a dream catcher and telling her to not dream about fluffy bunnies. The woman had dark hair in my memories but I might be wrong, she sometimes wore a gray cape (the grey lady title was because of that too)... I confess I'm not sure if that's a movie, in my memories it is a movie.

Edit: the year I don't know exactly but it's around 90s to 2010/2013
