Thinking of Moving to Bacolod for Good. Best Areas to Invest in a Residential Lot for a Young Family?

My wife and I are in our early 30s with one little boy, and we’ve recently been seriously considering moving to Bacolod for good. We’re currently living in Metro Manila, but we’ve been thinking a lot about slowing down and building a calmer, more family-oriented life in Bacolod.

Right now, we’re exploring the idea of buying a residential lot in Bacolod while prices still seem relatively reasonable compared to other cities.

Our max budget for the lot is around ₱4.5M.

Would love to hear your thoughts on:
- Which areas in Bacolod do you think are the best to invest in right now?
- Which locations are best for young families?
- Which areas do you think have the best long-term value and quality of life?
- Any subdivisions or locations we should avoid (flooding, traffic, safety, etc.)?

We’re looking more for:
- peaceful and family-friendly environment
- slower-paced lifestyle
- good long-term place to settle
- decent accessibility to schools, hospitals, malls, etc.
