Best type of clear finish for floors?

Hi all!

I am.closing on this house next week.

1900's crasftsman, that I need to have the floors sanded and sealed.

This is not in my wheelhouse.

I will be having this done professionally. What are the best brands for a clear finish, preferably a matte finish.

Buying a Craftsman home, midwest region. These bricks are everywhere for walks and patios.

Walk away from offer we gave on house?

Should we walk away from the house we are under contract to buy?

We put an offer in on a house while heading out of town, after seeing it. 30 minute showing not enough time for an inspection, (this will come in to play later).

Both my house and sellers house (the one we are buying) we on the market on the same day. I received 2 offers and accepted one, we are under contract and closing date is set. The house we are buying had 3 showings and 1 open house, we were the only offer.

Original owner passed house is in a trust. We did the inspection over the weekend and found more issues than I expected. Realtor and I spoke and we sent an addendum asking for the list of repairs to be done or take $XX (i.e. broken windows, oven doesn't work, water damage in basement which looks somewhat recent, roof damage)

We were told last night we can take the house at asking price and we can do all the repairs.

We have sent a counter offer, but we are seriously considering walking away. I am not in the mood to make $20k in repairs plus update the house. My SO is the one who said we walk. Are we crazy? Also out market is becoming a buyer's market unless your house is almost perfect.

Bridge loan are there different types?

We are in the process of selling my house and buying a new one.

During the process of working with my current lender, they suggested we do a bridge loan, incase we find the perfect house and can close before we close on our house. Both are under contract...

We are scheduled to close on the new house the week of August 17th and close on selling my house August 28th.

My mortgage company needs the listing to not show "for sale." My realtor (30+ years) was surprised by this.

Mortgage company needs it to not be listed for sale, as they are doing a complete refinancing of my house to get equity out for the down payment. Is this normal?

She suggested we wait til after we close on selling, but that only gives us 2 weeks at the new house to paint and get the floors done, and pack up the old house. We work, that is not an option.

Thanks in advance, I am just curious about the loan, and if my lender does things differently.

Pool advice / recommendations

Moving to Royal Oak/ Berkley and we want to install an in ground pool.

Any recommendations on pool companies for installation and how good are both cities with permits and processing them.

I have heard horror stories about other cities.

This would be a 2027 installation.

MOHELA owes me money and I still haven't received my check.

Combo general rant and a bit of advice.

My loans were with MOHELA, even with paying an extra $75-$100 a month my balance was NOT decreasing a lot. I owed $38k in 2022, balance as of January, 2026 was $33,800.

I did a ton of research, and ended up refinancing them with another provider, and also lowered the interest rate from 7.25 to 5.25. I have paid off more than $1k in less than a year, with paying an extra $75 / month.

Anyhow, fast forward to May of this year, I called MOHELA asking about my refund. First off they have not processed it, it has been 3 months since the transfer to another provider. They said it would be late June before they would note the account was clear and I could get my refund. 3 weeks ago I received an email saying my loan is paid off, and I have credit. I still haven't received said check.

Here are the questions:

-Will I ever see this check?

-If so how long will it take to get to me?

-Is there any way to expedite it? (I don't need it for bills, I just want my money back.)

MOHELA is the WORST!!

DTE Brown Outs

Anyone else experience the lovely DTE "brown outs" today?

Came home from work before 5, for contractor meeting only to see the following:

​

  1. My stove and microwave time of day were blinking.

  2. My Smart thermostat was set 4 degrees above it's normal midday setting because DTE decided they were going to hijack my thermostat and the temp to be 3 degrees above my normal setting of 76F until 6P.

No email, no text, but yet you are upping our rates.

Did my siding guy mess up my deck air system?

Had the roof redone last year. Had the siding done and completed last week.

Some of the new (Sept, 2025) drip edge was disturbed a bit. I had the contractor come back and fix it.

As I look I can see the shadows for the deck air in certain spots. I cannot remember if I saw that before. Is this something I should be concerned about.

I plan on listing the house in 2 months.

Box Tree Moth

Where I live we are now fully engulfed in BTM (box tree moth), United States.

I have heard and read it was an issue in parts of Europe and Australia. If that is the case, how did you combat it to keep your boxwood alive. (We currently have to spray every 10 days.)

Have you suppressed the moth?

Do you still plant boxwood.

Larson storm door handle dropping down

Does anyone know a trick to keep the storm door handle from dropping down?

I replaced the original handle because it was installed wrong by Lowe's.

6 months later the new one is doing the same thing. Followed the instructions and all was great for 6 months.

I am extremely versatile in replacing door handles / knobs / deadbolts and hinges.

This one has me a bit perplexed.

Down payment on new home, while selling existing home.

Have a slightly dumb question / need advice. I will be listing my house in August, it's a work timing thing, crazy workload in the spring.

I have been doing some minor Zillow stalking and hitting up open houses. While I am not ready to pull the trigger and put an offer in, I still need to apply for a new mortgage, July is the target for that and I don't see any issues getting the loan.

Here's the question, what if I find the perfect house and my house is up for sale / in pending mode and the closing dates don't coincide? As in I am closing on the new house say a week before I close on my existing house.

I am going to need a down payment, do I pull from my 401K for a quick short term loan? And then put the money back in as soon as I get the proceeds from the sale?

I know there will be a bit of interest I will need to pay. But, that would be less than a bridge loan. And potentially less than staying in my house if I were to delay closing on the new house, and moving from my current house.

I decided to switch loan services over the winter, for a few reasons:

  1. MOHELA was taking my payments and not posting in a timely manner.

  2. Customer service was awful.

  3. I was able to get a lower interest rate, by 2%.

I was paying an extra $75 a month and it wasn't making a dent on my balance.

Anyhow, I made my last payment to MOHELA in December, during the loan switch over MOHELA never posted the payment. So they owe me money, I have tried sitting on the phone for 3 hours only to get disconnected.

Has anyone gotten their money back from them?
