Every time I get a notification, I get my hopes high, until I see it was another 1.5k€ flat with a 4x price tag for no reason.

Spekulationssteuer Immobilie nach 10 Jahren wegen Vermietung?
Ein selbst genutztes Haus, was im Jahr 1-7 selbstbewohnt war und im Jahr 8-11 vermietet war:
fällt der Verkauf dieser Immobilie ab dem 11 Jahr unterhalb der Spekulationssteuer nur weil es vermietet war?

Follow up: Would you consider renting something for 2k that is currently selling for 520k? And would you negociate either way?

Note: I consider negotiation room on the price on both sides (renting/buying).

Super new here. For people already living in the Algarve: did you rent first or buy straight away?
I’m trying to understand what makes more sense before committing. Renting first feels safer, but buying sooner could also make sense if the right place comes up.
