Lease is almost over, inspections are starting soon. What are my rights (and what can I ask for) to make this as smooth as possible?

Hi legends,

As per the title, I need your advice.

I just found out that the inspection can only be done in the last 2 weeks of my fixed lease, so I'm looking for advice on things like: should I let the agent know my intention to leave now, or is it better to wait until the last 2 weeks?

Also, I'd like to know how many inspections per week are allowed (I know it's 2 but I'd like to be sure it is correct), what I can ask during the inspection, and what kind of inspection conditions I can request e.g. no shoes in the house, only 2 people at a time, or private inspections only on days I choose, etc.

Every bit of advice is highly appreciated

Is this still the best combo?

Hi legends, I'm asking for your wise advices.

40m here. As per title, I'm wondering if the 70-30 is still the best combination atm or should I make some tweaks here and there.

Cheers

Signed lease last April, owner want to sell, what are my options?

Hi legends,

Posting on behalf of a friend, he's not that savvy.

As per the title, the owner wants to sell the property after a month of signing the lease.

He's paying $740 per week. The agent tried to charge fees, and I told him not to sign anything the agent sends.

What exactly should he be asking for?

Cheers

Good morning hivemind, I humbly seek your knowledge today.

I'm looking to co invest in a business overseas with a local partner. He would manage operations, I'd be a silent investor.

I'm completely new to this and I know I'll need professional help. my problem is I don't even know which type of professional to approach first here (lawyer? accountant? business consultant?).

I come here first to get some basic knowledge so I'm not totally lost when I eventually sit down with someone.

If anyone has experience with something similar (and wouldn't mind sharing), I'd love to understand:

Tax implications both in the host country and in Australia , What type of professional to consult for this kind of setup and eventually what else should I be aware of that I might not even know to ask?

Grateful for any help thrown my way.

Edit: more details to help everyone.

The partner in question is not a random individual, it's a great friend of mine who lived here, he comes from a wealthy family and he already owns a business. We always wanted to do something together and it's much more convenient to open a business there than here.

Happy to share more details if needed. Thanks!
