Would you prioritize **lower price per sqm** or **better location/accessibility**?

For example:
Property A — ₱3,000/sqm
• farther from town
• less developed surroundings
• cheaper upfront

Property B — ₱4,800/sqm
• closer to establishments
• easier road access
• more convenient for future use

Personally, I’m starting to realize that comparing land based only on price per sqm can be misleading.

What factors do you usually check before deciding that a piece of land is actually a “good deal”?

ba Journey — Day 3: What does being the provincial capital actually mean?

Yesterday I was researching what Iba actually is, and one thing stood out to me: Iba isn’t simply another municipality in Zambales. It’s the provincial capital.
So today I started thinking about what that means beyond the title.
People don’t only go to a place because it’s beautiful.
They go because they need something there.
Work. Government offices. Schools. Businesses. Errands. Services.
And this got me thinking about how we should evaluate land.
Instead of only asking:
“Maganda ba yung area?”
Maybe we should also ask:
“How connected is this area to where people actually need to go?”

I’m researching different parts of Iba and Zambales, and I’m curious about people who actually live there:
What makes a location in Iba convenient for you?
Is it proximity to the town center? Main road? Schools? Markets? Work? Or something else?
I’m trying to understand the area beyond just what property listings say.
