Scope or Contract which does client get first?

When contracting to build a custom home, shouldn’t a clear presentation of details of the build be agreed prior to any contract presentatio?

Cost Plus w/ builder. What if I want to use some reclaimed doors?

I am having a small home built. The style and design I want needs some old features like farm doors or transits etc.. Easily found affordable. How does that work with cost plus and my contract?

Self source vs Builder sourced? Getting the best value?

I am have a house built. I want better than builder grade in several areas such doors & countertops cabinets etc.. Can I expect that a builder would produce a better price in sourcing than I could hunt down on my own? Could expect him to pass that on to me? I have found that many items like above get categorized as Oh!! that is a premium and will cost a lot but is reality it is just a few bucks more when I do comparisons.

The drafter drawing out the plans for my new house build has given a rough floor plan. Do I take that and make my particular changes or wait on something else? I don't want to come off as being a difficult client but there are some changes best done now.
