Tier-1 project sales guys think every building has CEOs and CFOs living in it 😭

Every time I talk to sales people pitching “Tier-1 projects”, the pitch is like:

  • “CEO will lives there”
  • “CFO stays in next tower”
  • “CXOs are residents”
  • “High-profile executives only”

Bro… how many CEOs are there in India actually?

If every “premium project” has CEOs, CFOs, VPs, directors, startup founders, unicorn founders, and “global executives” living in it… then either:

  1. India has more CEOs than employees
  2. Every second guy is secretly running a Fortune 500 company
  3. Or sales teams are just copy-pasting the same script since 2005

At this point I feel like even my society guard will be promoted to CEO next week if this logic continues.

Not saying these projects aren’t good, just that the marketing has entered a parallel universe.

Anyone else noticed this trend or is it just me in Gurgaon, Bangalore and Hyderabad?

Is North Bangalore growth overhyped now that focus is shifting to Bidadi?

With the government announcing a second airport and pushing development towards Bidadi (including the proposed AI city), it feels like the entire focus has suddenly shifted in that direction.

Interestingly, many politicians and large builders seem to have already exited or reduced exposure in North Bangalore after aggressively selling land and apartments over the last few years.

Now we’re seeing major projects like Prestige City coming up in Bidadi, which raises a concern, did early players already make their money, leaving retail buyers holding assets with limited upside?

Ground reality doesn’t seem to match the hype in North Bangalore either. Despite heavy sales, actual development still feels relatively slow compared to the expectations that were set.

So the big question:
- Was North Bangalore growth front-loaded and already priced in?
- Is Bidadi the next speculative wave?
- Are individual buyers at risk of low appreciation in both regions?
