How big of a problem is this?

Gas line seems to be quite rusty, when does this become a serious issue and how can i safely get rid of the rust/corrosion?

Why is only one of my trees dying?

I planted 3 emerald greens at the same time in the exact same way in almost the same spot, yet only one is showing signs of dying and it keeps progressing day by day. Does anyone know why this might be happening or what I can do to stop it? Appreciate it.

I really wanted privacy for my yard and that's why I chose emerald greens because so many people recommended them. Right after I purchased them I did some research on reddit and started to see that they may not be as resilient as I once had hoped. I followed all of the planting and watering recommendations and they were in full sun but the leaves are all starting to turn brown, stiff, and die. I feel like I just completely wasted $200. Is there any hope for these to recover at all?

Seller lied about presence of mold, inspection said different

Currently under contract on a home. Seller's disclosure said no knowledge of mold. However, during the inspection contingency period, the inspector found a lot of mold in the attic and a lot of evidence that they tried to treat it already with mold paint. I'm not sure how dangerous this type of mold is but it doesn't look so great. Either way it looks like they lied about it completely and are trying to keep the earnest money. Is this mold treatable or should I try my best to get out no matter what?
