Tenant lost job and need time

Hi everyone, I’m a landlord in Ontario and looking for some advice on how to handle a situation with my tenant.

My tenant has been living in the property for over 2 years and has always been a good tenant, consistently paying rent on time. This month, she has told me that she has lost her job and needs some additional time to pay the rent.
I understand her situation and am willing to work with her, but I also want to make sure I handle everything properly under Ontario’s Landlord and Tenant Board (LTB) rules.

My questions are:

If I agree to give her additional time, should I put the agreed payment date in writing?

Should I serve an N4 Notice even if I am willing to give her additional time?

If I don’t serve an N4 and she pays later, does that affect my rights as a landlord if she has difficulty paying again in the future?

Is there anything specific I should avoid saying in writing that could be interpreted as waiving the rent or changing the rental agreement?

For landlords who have dealt with a similar situation, how did you handle it while being fair to the tenant but also protecting yourself?

I’m not looking to evict the tenant at this point. I would prefer to work with her given her good payment history, but I want to make sure I document the arrangement properly and understand my options under Ontario’s LTB rules.

TL;DR: Ontario landlord here. Tenant of 2+ years with a good payment history lost her job and needs extra time for this month’s rent. I’m willing to work with her. Should I put an agreed payment date in writing, and do I need to serve an N4 to protect myself under Ontario LTB rules?

Thanks.

Edit 1:

Thank you everyone for your insight and suggestions. I appreciate it.

Upgrading from Thinkpad T480 to 16” MBP M4 Pro

Hello everyone,

After using a ThinkPad T480 for the past 3–4 years (which I picked up when my trusty 2009 MacBook Pro finally ran out of steam), I’m finally making the leap back to a new MacBook Pro! I’m super excited to be back in the macOS ecosystem.

Honestly, the T480 was one of the absolute best laptops I’ve ever owned, and if the performance held up for my workload, I would have kept using it. But it was time for a modern upgrade.

As I settle back into modern macOS, I’d love your input on a few things:

  1. Tips & Tricks: What are your favorite system settings or quick productivity tweaks for current macOS versions?

  2. Free & Open-Source Apps (FOSS): What are your must-have downloads for productivity, media playback, utility, and workflow enhancement?

For context, my primary daily work on this machine (outside of general media , edits and browsing) is running a side bookkeeping business, so anything that streamlines document management, spreadsheets, and multi-window workflows is a huge plus!

Monitor suggestion - how is the Dell S2725QC 4K and does it play nice with Mac OS?

Thanks in advance for the suggestions!

Need guidance on dividend reporting on T2

Facts: CCPC has $300,000 of active business income in a year and paid $50,000 of dividend to the owner since this is paid from the after-tax income, does it need to get reported on T2 S3? Owner doesn’t take any salary and only taking lump sum dividend..

I understand personal tax side where T5 would be issued and owner reports this as an income (dividend gross up and credit is taken on T1).

What’s the required treatment on T2 for this dividend?
Is it even required to be reported ?

Thank you.
