**What actually justifies a 25-30k/night Airbnb in Islamabad/Pindi?**

Been deep in research mode for a new STR unit and kept running into listings in F-10, E-11, Bahria Town etc. charging anywhere from 25k to 32k a night. Some of them are just... a nice apartment. Good furniture, clean photos, decent location. That's it.

So genuinely asking the hosts here — what's the actual USP that lets you charge that without people side-eyeing the price?

From what I've mapped so far, it seems to come down to a combo, not just one thing:

- **Jacuzzi** — seems to be the single biggest price lever right now. Very few buildings in Phase 7/Bahria have it, so even one listing with a jacuzzi room jumps tiers instantly.

- **Home cinema setup** — projector + proper seating, not just "we have a TV." This + jacuzzi together seems to be the unlock in F-10 specifically, where a few listings are doing both and charging at the top end.

- **Whole-apartment exclusivity** — sleeps 4, no shared spaces, marketed as a private getaway rather than just "a room to stay in." People aren't paying for square footage, they're paying for the "experience" framing.

- **Zero competition in that micro-area** — if you're the only one in your building/sector with that amenity stack, you're not really competing on price at all.

What I haven't figured out — is it actually amenities driving the price, or is it more about photography/listing presentation creating the perception of a premium stay? Curious if anyone's tested removing a "premium" amenity and seen bookings/price tolerance actually drop, vs just being able to charge more because of good marketing.
