[ROOM AVAILABLE] $1,450 Private Bed + Private Bath in New Newark Townhouse | Oct 16

Hi! We’re looking for a third roommate to join us in a really nice newer 3BR / 3.5BA townhouse in Newark, available October 16.

The room: You’d have a private bedroom on the first floor with your own attached/en-suite bathroom. Our bedrooms are upstairs, so you’ll have a good amount of privacy and basically your own space downstairs.

The house: It’s a newer, spacious townhouse at around 2,018 sq ft, with a modern kitchen, large living area, central AC/heat, and in-unit washer/dryer. It’s right by the Dumbarton Bridge, so it’s convenient for commuting to Fremont, Palo Alto, Menlo Park, and the Peninsula.

About us: We’re in our mid-20s, recent CMU and Yale grads, and both working professionals in the Bay Area. We’re pretty easygoing, clean, and respectful. We’d love to find someone we can be friends with and hang out with occasionally, while still respecting everyone’s own space and privacy.

Details:

  • $1,450/month + 1/3 utilities
  • Available October 16
  • Private bedroom + private attached bathroom
  • Single occupancy
  • In-unit laundry
  • Central AC/heat
  • Full kitchen/common area access
  • Street parking

Ideally looking for another young professional or grad student who’s clean, responsible, communicative, and easygoing.

I’ve attached photos of the room and house. If you’re interested, DM me with a little about yourself, what you do for work/school, and your ideal move-in date! Happy to chat or set up a tour. :)

Bad rental experience with Paramount Realty / Paul at 500 Woodstock Way, Santa Clara CA 95054

Posting this for anyone searching for information about 500 Woodstock Way, Santa Clara, CA 95054, or considering renting through Paramount Realty, under a guy named "Paul."

I recently applied to rent 500 Woodstock Way in Santa Clara, which is currently being managed/listed by Paramount Realty. We dealt primarily with a property manager named Paul, and unfortunately our experience with him was extremely frustrating.

I toured the house, liked it a lot, completed the TransUnion screening, provided IDs, bank statements and proof of income, and was approved.

One of my biggest concerns was how the garage/ADU situation was communicated. During the tour, I specifically asked Paul about the garage because it wasn’t included with the rental. I was essentially told not to worry about the garage. What was not clearly explained to us at that point was that the garage had been converted into a separate ADU and that the owner may potentially rent that unit to another tenant in the future.

I only got a clear explanation of the ADU situation after going through the application process, getting approved, and specifically asking Paul more questions about it.

This mattered to us because the property is being offered at $5,000/month plus $350/month for utilities. Whether someone personally cares about having a separately rentable ADU on the property is up to them, but I think that’s something a prospective tenant should understand clearly before applying.

The other major issue was Paul’s communication and attitude. I found him extremely extremely rude and unnecessarily confrontational.

We originally provided October 1 as our anticipated move-in date. By the time we received approval, October 1 was only days away, so we asked whether October 15 could work instead. We were told changing the date would put us behind other approved applicants and our approval would be withdrawn.

We still really liked 500 Woodstock Way, so I called Paul and tried to compromise at October 10.

During that call, I was told that if I changed the move-in date, I was withdrawing my application. At that point we decided not to proceed.

Meanwhile, the property continued to be marketed and another open house was advertised.

I have no way of knowing which decisions came directly from the owner versus Paramount Realty or Paul, so I’m only describing what happened during our application and my own interactions with the property manager.

For anyone considering 500 Woodstock Way in Santa Clara or another rental managed by Paramount Realty, I’d recommend asking detailed questions about the property upfront and getting important representations in writing before paying application fees or making plans around the property.

Additional context: After this happened, I tried looking up “Paul” and Paramount Realty because I couldn’t find much information about the person I had been dealing with. The company/business structure was also a little confusing to research. California DRE records associate the Paramount Realty DBA with a broker named Gurinder Singh Bains (DRE #01346855), while the person I dealt with throughout the rental process identified himself as Paul. I don’t know the exact business relationship between Paul and Gurinder Bains, so I’m not going to speculate about it.

I eventually found this Yelp page for Paramount Realty Group in San Jose, where other reviewers have also complained about their experiences dealing with someone named Paul:
