Sent my resume to 50+ companies. Not a single interview. What am I doing wrong?

I’ve submitted my resume to over 50 different companies over the past few months, and I haven’t received a single invitation for an initial interview.
What confuses me is that I have solid experience in my field, with several years of relevant work and a track record of handling significant responsibilities. I expected at least a few screening calls, but it’s been complete silence.
I’m starting to wonder if the issue is my resume, the current job market, ATS filters, or something else entirely.
Has anyone else experienced this recently? If so, what did you change that finally got recruiters to respond? I’d really appreciate any honest feedback or advice.

CLOA Titled land

Hi everyone,

I’m planning to buy a property with a CLOA title, and I’m trying to understand the process before proceeding.

Has anyone here successfully purchased a CLOA-titled property and had the title transferred to their name?

I’d appreciate it if you could share:

  • What were the steps you went through?
  • Did you need a DAR clearance or approval?
  • How long did the entire process take?
  • What documents were required?
  • Were there any unexpected issues or delays?

The title was issued in 1994, and the original CLOA beneficiary is still alive and is the one selling the property.

I’d really appreciate hearing about your actual experience or any advice before I move forward. Thanks!

First car dilemma EV vs hybrid for city + province travel (BGC ↔ Pangasinan)

I’m choosing my first car and I’m trying to plan it with long-term sustainability in mind, so I’ve been leaning toward an EV, particularly something like BYD.

My main concern is usage pattern. I’ll mostly be in the city, but I also travel fairly often (around weekly or at least regularly) between BGC and Pangasinan. That’s where I’m getting stuck.

If I go full EV, I like the idea of lower emissions and future-proofing, but I’m worried about range and especially charging availability once Ive drive around nearby provinces in pangasinan where stations might be limited or far apart.

On the other hand, hybrid feels like the safer option for this kind of travel, but I’m hesitant because it seems like it could mean more complexity—basically having both a gas engine and an electric system, which might affect long-term durability and maintenance costs.

For people who’ve made a similar decision:

  • How practical is full EV for frequent provincial trips in the Philippines specially pangasinan?
  • Is hybrid actually more maintenance-heavy in real life?
  • If you were in my situation, what would you pick?

Would appreciate real-world experience, especially from those who travel between Metro Manila and provinces regularly

Why do you give tip?

For me, one main reason is that if i know that sobrang hirap ng work nila and they earned a little. Also, i tend to give a higher tip not based on how well the service i received but on the looks haha mas mukhang masipag mas malaki. How about you?

REITs future

I think REITs might not be as good of an investment going forward, especially office focused REITs.

One big reason is AI. A lot of office demand today comes from BPOs and outsourcing companies. If AI keeps improving, companies may need fewer customer support agents, encoders, and other repetitive office roles. That could reduce hiring growth or even shrink the workforce over time.

Less workers = less office space needed.

On top of that:

- Remote and hybrid work already reduced demand for office space.

- Companies are trying to cut costs and use smaller offices.

- Some office buildings may struggle with vacancies for years.

- Rising interest rates also hurt REITs because borrowing becomes more expensive and dividends look less attractive compared to bonds.

I’m not saying all REITs are bad. Malls, industrial/logistics, data centers, and healthcare REITs could still do well. But I’m personally more cautious about office REITs because their long-term demand feels uncertain.

Curious what others think. Are office REITs a value opportunity right now, or a long-term trap?
