Listing home in Mission, KS - FSBO feedback

Thinking of doing For Sale By Owner in Mission for a 3 bed 2 bath home. It was flipped about 6 years ago and I plan to do some minor updates / aesthetic upgrades for curb appeal.

Curious to hear from anyone who avoided sellers agent fees and went this route, and if you would do it again?

Silver leaf maples and Kansas wind

Moved to Kansas a few years ago. Have been putting off tree trimming for a couple years but today luck ran out.

I had a half dead tree that clearly had a fungus and talked to many arborists about a year ago. Most were quoting me really big price tags to cut, and of course I agreed with the more granola dude who told me to leave it be and it would not fall on the house. Today I was watching a show and heard a huge crash. We have had some winds today but nothing that extreme.

I go outside today to see the dead part has fallen and crashed in my yard (luckily not on the house) and the other half is standing. Granola dude didn’t lie, but was still scary knowing that if my dog had been standing there, she would be dead.

Obviously I’m calling a removal service ASAP tomorrow to clear the debris and cut the other half, but now I’m also worried about this other big one that looks healthy, but proximity to my home is concerning and paranoid AF it’s gonna drop.

Do I just need to bite the bullet and shell out insane amounts of money to raze all of these silver leaf maples?? Or can they be safely “maintained” near a home?

First five photos are of the fallen tree. Sixth photo is of the second half of tree that is “more alive” and still standing. Additional photos 7-10 are of the tree I’m worried about being too close to house.

Neighbors pipes flooded our home but their insurance denied claim to pay our damages (paid theirs only)

Is it reasonable to find an attorney to help us with this?

We have a townhouse and share a wall with our neighbors. Long story short, they added some sort of filter on a pipe in their home and they forgot to change it so the pipe busted and flooded their unit and our unit 1st floor.

We had to rip out all flooring, baseboards. Some drywall, new appliances, etc. Probably 20K in damages.

We filed damages under their insurance to avoid ours because it’s not our fault and we aren’t trying to raise our own premiums for someone else’s mistake.

EDIT for those asking: I believe they were negligent because they installed some type of optional filter on their water pipes themselves, and those filters require changing every year or so. They know this. The neighbors separated a year or so ago and the husband moved out, so essentially they forgot to change the special filter they chose to install.

We know all of this because they themselves told us all of this and that’s what caused the pipe to burst. We have texts to back up their own understanding of their own negligence.

After weeks of dealing with their insurance company and sending all of this information back and forth they send us a two sentence denial letter saying they aren’t liable.

One attorney we sent a request to said we would have to sue our neighbor directly or use our own insurance. Are we crazy for expecting their insurance to cover these repair expenses when they clearly covered the policy owners damage? It’s their fault, and just like a car accident, since they are clearly at fault, it seems cut and dry. Anyone have experience with a situation like this?

My backyard borders a drainage canal and I have a chain fence covered in different stuff. I want to fill in the beds between the brick border and the fence without all of the dirt running out when it rains. Ideally to plant some shrubs and privacy bushes or nicer plants. How should I go about this? Any tips or ideas? Thanks!
