Location: Winder,Georgia
vacated property on 6/25/26. LL refused exit walkthrough. LL goes to property on 6/28/26 saying there is STANDING water, house is flooded, floors are buckled. We finally got a letter from her on 8/05/26 stating we caused over $6k worth of damage.
I have messages from 8/14/2025, 2/20/2026, 5/28/2026 documenting water/plumbing issues, some of which were never resolved. The last issue on 5/28/26 was our gravel driveway was flooded, which turned out to be the toilet constantly running which overflowed the septic. Nothing inside the property to know the toilet had a leak/flow issue?
Her exact words “plumbing leak diagnosis and toilet adjustment after county water interruption”
She provided no receipts only a table of charges her exact words below:

$1,800 for septic pumping due to improper use
$427 water bill resulting from interruptions
$1,874 to fix holes in walls and doors just seems flat out insane … the house isn’t even 1000sqft 2b1b
$662 removal and replacement of damaged flooring
$270 repair of outdoor hose faucet and wall damage (issue with hose faucet flooding the bathroom on 2/20/26 that was never resolved)
$320 for removal of excess weeds
(Other few small things we actually did damage)

Looking for advice on smalls claims process in Georgia? Is it pretty cut and dry as far as her missing her deadline for receipts of repairs?
Should I get a lawyer?
Sadly I have no pictures of property from the day I vacated. I also live out of state now making this a lot more difficult.

Need some help it’s been a month since moving out

See photos. Landlord would not do a final exit walkthrough with us. We left the house perfectly and didn’t think of taking a video of it empty or anything … (we were in the process of closing on our first home!)
She texts us 3 days after we left saying the house is flooded causing the floors to buckle etc. there’s been multiple plumbing issues in 15 months of living here SFH.
It’s been exactly a month today and she has pretty much ghosted us
Deposit was $2k and besides holes in the walls from decor, the house was better than how we found it …
Is it even worth it over $2k trying to get a lawyer or small claims courts etc?
She never addressed the hose issue flooding the bathroom from 2/20/26
It’s more about the principle bc of how well we treated this place! (And found issues with plumbing she wouldn’t have known about)

Do I have any leg to stand on?

Help w/ lease { GA }

Hi I need some help on a lease and landlord I’m dealing with. I am currently paid for and wasn’t technically supposed to be out until 6/31.
We got all our things out last Wednesday 6/24 and did a final deep clean. The landlord would not meet us for a final walkthrough… get a text Saturday afternoon that the house is flooded … asking if we left it like that?? Like seriously …
House was in perfect condition and now she’s talking about the floor is buckled in multiple areas , standing water, etc etc but nothing about where the leak is coming from?? Also, all my stuff was out for 5 days before going back to clean …
Should I be worried about my deposit/lawyering up?? or like is there nothing she can do, can she prove a leak is my fault? (We’ve had multiple plumbing issues out of this home that I’ve caught, saved her a$$ big time multiple times, and now she’s dragging her feet trying to hold us liable …
Even if I was still living there and there was a leak behind a wall and the floor got messed up, would I be liable??
I’m in a real pickle bc I have moved out of state, and would like my deposit back
House was perfect otherwise , but ofc being young and dumb I have no pics or videos 🤦‍♂️

Help me I’m dumb

Well I’m supposed to be moving out of current rental this week, and I just backed my trailer into the carport gutter/fascia system. It’s all aluminum, about an 8” cut. Haven’t done a penny of damage of this house of course until the week I go to move out.

Any suggestions for how to get this handled ASAP for as little $$$ as possible? Am I cooked?

Inspection issues

Settlement Issues

I’m a first time home buyer and we got our inspection report back last week.
There is more than normal amount of settling towards interior of home in multiple areas. The seller has agreed to make repairs based off a letter from getting his structural engineer involved. (apparently seller is a home builder that does renos too)
Is this a giant red flag? I am from the construction industry as well as all my family and we are all extremely skeptical of this

If the foundation issue has to be addressed, should we expect the seller to get the inside of the home back to the same condition? We are worried of interior issues that could arise, since seller has agreed to repair based off of structural engineer, but realtor is not being very helpful of what all may or may not be included in that..

I really need some feedback from homeowners and others that own homes as investments. Everything else with the house is practically a non issue and seems to be a really nicely done renovation.
