Landlord holding deposit for fake reasons.

On July 1st I left my nightmare landlord and she’s refusing to return the 1,000 deposit and insisting she will bill us more if she wants to.

Starters, when we moved in we found out that there was a roach infestation, when we called the landlord she said “I thought we got rid of them, guess not” but now we’re being blamed for the roaches, they never treated it and we had to treat it on our own and ofc it never fully went away because we couldn’t afford an exterminator every two weeks and took their advice to the best of our ability but that place was heavily heavily invested, it was disgusting and horrible to live through (took extra precautions when we moved and have not seen a single roach infestation our new home since moving in so there’s that!)

Then the plumbing never worked properly, it was always clogging and backing up because tree roots were in the sewage line, they refused to fix it and refused to snake it.

It got to the point that sewage backed up in the bathroom, toilet, bathtub, sink, all of it. They refused to fix it for OVER 7 days! We have evidence of her asking if it can wait and us telling her no. We couldn’t afford a hotel and they couldn’t afford to fix it so we lived with the bathroom baracaded for a week, we still paid the full months rent.

The floor: when we moved in the floor near the kitchen was dipping in, as we lived there through the year just walking back and forth the floor board gave way, we mentioned it, never got fixed and now we are being blamed for it, she even sent us a picture of the rotting floor board on a 100 year old house as proof we damaged the floor.

Next: she’s accusing us of having a dog, we have no dog. Never had a dog, she sent us pictures of the carpet with stains all over it and billing us and titled it “dog pee on carpet fee” but there was never a dog. I haven’t had a dog since my last dog died over 5 years ago.

She opened our private items. We accidentally left a photo book of our family that contained pictures of old pets, the pictures were dated 2020-2023 when I had other pets and iguana who passed away in 2023 and a foster cat. (not a dog) she opened the sealed photo book and looked through it and after that she accused of having pets. Still haven’t gotten our pictures back :/

I think I have proof of her stealing my mail. I had a package arrive at July 7th just 7 days after moving and we had checked the mail it wasn’t there. It wasn’t at the post office and we have never had our mail stolen ever.

This is everything I think I have evidence of or recall happening. I feel like I’m being taken advantage of and should fight her on this but a lot of people are telling me to let it go. Do I have a case here or is she finding legal loopholes to screw me? Thanks

Having to fill an applicant form and pay to tour a rented house?

29m from California. This is my first time moving out and I don’t have a lot of people to ask for advice irl

I saw some posts on Facebook that have really great prices for renting out a house with low deposits.
When I ended up messaging the posters, they would ask for credit score, if I have a criminal record, etc. Standard stuff.
Then they told me that I needed to pay and fill a refundable applicant form to tour the house.

Is this a standard thing? I know apartments are free to tour, but I don’t know about houses.

Am i going to jail?

Is the owner of my apartment studio can put me in jail for paying delay rent? Im currently without job and trying to look for a job i haven't paid my august rent yet, but when i joined in January 13th I paid full amount so I told them if I can use the 12 days not to pay rent for august and pay the remaining august 13 onwards. And we had agreement that I will leave and handover the key on august 27, until now I couldn't find job and im planning to leave BH for good but im still collecting money for me to pay my Internet, rent, and plane ticket. The company I used to work did not pay us our pending salaries for months and they are not paying indemnity also I already filed a court case today and signed a SPA to represent me if i leave BH for good. They told me if company file bankruptcy most likely I might not get the money or less money I can get depending on how much the asset of the owner and that would be divided among employees. Im so depress and I want to be leave earth.

Holding Deposit

I’m located in CA and recently applied to an upstairs apartment on 8/4/26. The next day I was told we were approved and that I needed to come in to drop off a $1,000 “deposit” which I thought was a security deposit. I was trying to put my baby to sleep so my husband dropped it off. Turns out he signed a paper stating it was a holding deposit & that we would be charged if we backed out of renting it. The apartment is currently being renovated so it won’t be ready until mid Sept, this weekend the manager called us to let us know that there was a downstairs one available. We took a look at it and it was so small and outdated. She then pointed out that my son may make noise that could bother the downstairs neighbors, we tested the noise level and agreed. It’s not a good fit after all, we told her we changed our mind and today she texted us saying they would be keeping the full amount plus more. She then offered to deduct $500 off first months rent and to offer a 6 month lease instead of 12 so that we wouldn’t “loose the deposit”. Money has been tight and I’m freaking out over the $1,066.66 that they’re keeping. My husband signed the holding agreement on August 5th, although on the form she wrote August 4th.
Now she’s trying to say they would charge us from August 1st since that’s the day that we toured the apartment. This just doesn’t make sense to me, I’m so bummed.

Landlord says I have to pay past length of lease

I signed a one year lease in September 2025 with two other roommates. We received a notice of nonrenewal in July of this year. I wanted to continue living there, so I contacted the property manager/landlord. He said I could renew the lease but I would need to apply again if I was wanting to live with other roommates. I have found one person who wanted to live with me, but I need two in order to afford the place.

I met with him today to do a walk-through inspection for the first lease (which will be ending August 31). I assumed since I have not signed a new lease, I would also be needing to move out if I don't find another roommate to sign a new year-long lease. He told me that I would still need to give him a 30-days notice, and he could prorate September's rent. He is expecting me to continue living past the lease terms, until September 17 (if I gave notice today) and pay for that. That is $2,000 and I cannot afford that. I thought since the lease I signed ends August 31, I would just have to make plans to move out before then. Is he able to enforce this?

I did not sign anything new. In the original lease, there is a month-to-month clause after lease term ends, but I thought his notice of nonrenewal/termination notice meant that I would NOT be moving to month-to-month rent. What should I do? Would the notice of nonrenewal hold up/overrule the month-to-month clause in court? Any advice is appreciated.

Edit: The non renewal notice he sent says, “The current lease term expires on 08/31/2026. Possession of the premises must be surrendered, and all occupants, personal belongings, and vehicles must be removed no later than 11:59 p.m. on 08/31/2026, unless otherwise agreed to in writing.”

Property Management Issues - Georgia

I finally have a legal question!

We own a home that we inherited from my wife’s mother in a city about four hours away from us.

We hired a property management company to take care of the property for us in February, and they rented the house to a tenant in April.

A few weeks ago, we happened to be in the area and did a drive-by. We noticed a trampoline in the backyard. That prompted us to check our homeowners insurance to make sure we were covered. As it turns out, our policy specifically excludes trampolines. If something terrible were to happen, we would not have coverage.

We immediately contacted the property management company and told them we wanted the trampoline removed. We also asked them for a copy of the lease.

They stalled for a while, but eventually sent us the lease. That's when we discovered that trampolines are also specifically prohibited under the lease.

The property manager contacted the tenant and came back to us saying that the kids really love the trampoline and that the tenant wants to keep it. The tenant has offered to sign a "hold harmless" agreement to protect us if someone is injured.

We said no. We want the trampoline gone. It's specifically excluded from our insurance policy, and it's specifically prohibited by the lease.

The property manager has now come back to us again, offering the "hold harmless" agreement as the solution.

What we don't understand is why the property manager isn't simply enforcing the lease they are being paid to enforce.

We have an appointment with a lawyer next week to discuss our options, including whether we can terminate our agreement with the property management company without penalty and how we can enforce the lease.

I'd love to hear some thoughts from the community. Has anyone dealt with something similar? Is there something we're missing here? What would you do in this situation?

Roommate turned squatter, what do I do?

First time posting in this subreddit so forgive me if my formatting is off. This is in the US (CA) and the roommate in question was not someone I knew prior to her moving in. I live in student housing so everyone has their own lease with the apartments and roommates are essentially assigned randomly unless there are any major issues (ex: allergies to a current tenant's pet) and we share a living room/kitchen but have private rooms and bathrooms. I had already been living in the apartment for about two years when this roommate moved in. I'll refer to her as S. S managed to get herself evicted within the first month of moving in by violating the lease agreement on guests by pretty much moving her family in without notifying the office or putting anyone else on the lease with her. S was evicted but is still staying in the apartment with her kids and partner and they've actually broken in to the vacant rooms (which are always locked when not occupied) to give themselves more space for themselves and their frequent guests. I have a lot of other issues with them but they seem kind of petty in comparison to the whole 'being willing to break into locked rooms' thing so I'll leave them out. My question is: Would having squatters generally allow me to break my lease due to a potentially unsafe environment? I'm planning on asking management if I can move to a different unit since I can't really afford to leave but they've been pretty much useless with everything else so far. I'd appreciate any insight into what I can do to protect myself in this situation.

Never got charged parking fees, now need to pay upfront

Hello there! I moved into an apartment 3 years ago that had an assigned parking spot for 100 dollars a month. It never occurred to me the whole time I lived here that they forgot to add the 100 to my rent so now they're asking lump sum. I already said I can't afford that (they expected me to hand that over within a couple hours?) and they said okay just come up with a payment plan that works for you. I can really only afford a 100 towards the balance every month so my rent has increased 200 overnight and that's if they allow me to only do 100 dollar payments. What can I do or say if they say the payments need to be bigger? I don't want to get evicted or lose my parking spot. I live in California.

Infestation issue and wanting to terminate a lease early.

Hi,

I have an issue where I toured an apartment multiple times. I thought the place was pest free but I never got to see my original unit before I moved in because they didn't give me notice that they would be closed the day I made an appointment to see it legally 48 hours before my move in. When I got there it was roach infested. They offered a new unit in a new building that was also roach infested but I had already signed the lease and had no where to go. They claimed that last week they would have an exterminator come in and he never showed up to my unit.

Now I have somewhere new and want to leave. I don't have much stuff and could easily pack and move out but I can't just terminate my lease.

I saw KRS § 383.625 which states that if I mail in a notice stating how this is noncompliance in my renter's agreement (which it is a standard of living and biohzd issue) that I may deliver a written notice to the landlord specifying this with a lease termination date of 30 days after the arrival then I may terminate the lease. That is only if they cannot remedy the issue 14 days after receiving the notice I delivered.

My guess is they'll send a person to spray my place because that is apparently all they do. However this will not solve the issue (I have already sprayed my apartment and they still show up.) Also the infestation is in the entire building.

The plan is to hand it out tomorrow with a termination date of 9/20 giving them ample time for the guideline. I will have 3 copies signed by myself. Hand one to the property manager to sign, date, and write "received by." the follow up with a digital email and photo evidence. If the property manager denies it I will mail via certified mail with return receipt requested.

Immediately after I plan to submit a complain to the main office of the health department for the city. Allegedly this may take 3-7 business days which is a concern. But they will inspect the roaches in the unit and the public halls. Then I want to secure an official report.

Should they send a person and claim to make effort with a cheap pest guy on day 13 or something I will call the health department again to show it was not treated before the 30 days again. They shouldn't be able to claim I brought the roaches due to evidence. I will not breach my contract until then. I will have a storage unit to send my stuff at temporarily save my bed and necessities until the day I can leave.

My questions are is this a good way to go about this? Is there anyone that can help me identify any way they could get around this or if I am doing something completely incorrect in this process?

Can I get out of my apartment lease because of repeated AC problems, spiders, and how management handled my relet? (Georgia)

I’m in Georgia and I’m trying to figure out if I have enough grounds to get out of my apartment lease. At this point there have been so many issues that I’m not sure what my options are.
The biggest problem has been our AC. It has broken or stopped cooling properly over and over again since we’ve lived here. I have documentation for several of the maintenance requests:

October 2024 — our AC was out for about TWO WEEKS
Two separate AC issues in 2025 that I’m currently trying to find the records for
May 18, 2026 — reported that the AC seemed broken and wouldn’t reach the temperature it was set to
June 11, 2026 — AC was set to 70 but stayed around 76/78
August 2026 — AC broke AGAIN and was out for around 9 days

During the most recent outage, they eventually provided a temporary/window AC unit downstairs, but nothing upstairs, so the upstairs was still getting into the 80s. This definitely isn’t the first time they’ve had to come out and work on the AC.
We have also had a constant spider problem. We were finding spiders downstairs basically every day. I contacted management/maintenance about it multiple times. They tried spraying and also added weather stripping around the front door, but neither actually solved the problem and spiders continued getting inside.

There is also a whole separate issue with trying to relet the apartment. I found two people to take over the two rooms, they signed new leases, and I paid a total $1,700 relet charge. I was told that once they signed their new leases I would no longer be responsible for mine. Then those people backed out, management allowed them to cancel their new leases, and suddenly I was responsible for my lease again. I don’t understand how they were allowed out after signing but I’m being told I can’t get out.
I have screenshots of multiple AC maintenance requests, emails/communications with management, and I’m trying to gather everything I have about the spider issue and the two AC incidents from 2025.

At this point I just want to move out and be completely released from the lease. My dad is planning to speak with management and ask them to agree to a voluntary/mutual termination, but if they refuse, we are considering talking to a landlord-tenant attorney.
Does anyone familiar with Georgia landlord-tenant law know whether this history could potentially be enough to terminate a lease? Having the AC out for around two weeks in 2024, having multiple additional AC problems after that, and then having it out for around 9 days this summer seems excessive to me, especially combined with the ongoing spider problem.

Also, does the relet situation change anything legally since replacement tenants had already signed leases and I had already paid the $1,700 relet charge before management allowed them to back out?

I’m not planning to just stop paying without understanding the consequences. I mainly want to know whether I have a legitimate argument to be released from the lease and what my next step should be if management refuses.

Is my landlord required to fix holes in ceiling drywall?

The attached picture is of a water heater with unfinished drywall above it in a condo in GA that I've been renting for the last 3.5 years.

It didn't initially concern me since I've seen this in a previous rental space before, but now I'm getting brown recluse spiders in my space. I've put a sticky trap in the hole, and they're definitely coming out of there.

I would like to know if I ask my landlord to have this drywall repaired if she's required to do so.

[OR] Landlord kept my $1,300 deposit after I moved out, then gave remaining occupant a new lease

I rented an apartment in Portland, Oregon for about 8 years. My tenancy was month-to-month for 6 years and I originally paid a $1,300 security deposit.

In March, I gave my landlord written notice that I was terminating my tenancy and moved out. My partner decided to stay in the apartment. The landlord told me that because my partner remained, I was supposedly still the legal tenant, and he did not return or account for my deposit.

About a month ago, however, the landlord had my partner sign a new lease in his own name. I am not on that lease. I also never agreed to transfer my $1,300 deposit to my partner or allow it to be used as security for his tenancy.

As far as I can tell, the landlord has simply carried my deposit over despite replacing me with a different leaseholder.

Can the landlord legally continue holding my $1,300 under these circumstances? Does my partner remaining in possession mean my tenancy couldn't terminate when I gave notice, even though the landlord has since entered into a new rental agreement solely with him?

I'm especially interested in how ORS 90.300 applies here and whether the 31-day deposit accounting requirement was triggered either when I terminated my tenancy or when the landlord replaced it with my partner's new lease.

The landlord is an attorney, so I'd like to understand my position before formally demanding the deposit back.

Management Retaliation, Discrimination and Harassment

I have been reporting smoking at a non smoking property. Six weeks go by and nothing. I put a note on the door of two tenants because I was sick of getting headaches every time I would have to pass and smell the secondhand smoke. Since then, things have escalated tremendously. Even though I filed a complaint with HUD and HACA, I have been receiving lease violations stating I am harassing them. Since before the first lease violation, I was sent an email and advised not to approach them. I have not. After that, I visited the office to show video footage of a party they had that went on all night and til the next day. They have had at least three parties, not including the ones at the pool where they bring 15 plus guests. I have pictures of them. So I’m given two lease violations for each tenant, I guess. Then today, another two at the same time. They check loud or obnoxious, disrupting others and some other bullshit. All lies. I’ve been working for the past four days. Do they have to state when and where or at least some kind of context vs just citing the same clause on each citation? Can I get evicted? Can they show these violations to the property that I apply at? So much more here. Can they backdate lease violations? It does not seem to phase them one bit that I’ve filed complaints. What should I do?

Indoor Temp is 82F

Hello, I am new to the sub. Currently I am renting a 2bedroom apartment in Virginia. We moved in this past April and have had the maintenance come 6 times for our AC randomly not working.

It is now 98F almost everyday outside and our AC is once again not working. The leasing office said they need to order a new one and have no idea when it will arrive. They also have no portable ACs available for us. Our current indoor temp is 82F.

This is miserable.

Terrible Neighbors Doing Everything to Avoid Eviction - Help

Location: Philadelphia

I signed a lease for a first floor apartment in a split up house that started in November. The landlord called and told me after the deposit and everything that the tenant in the other first floor apartment was being evicted.

I have since been following the case online in the public records -

The lease is for two occupants. There have been countless people staying there. Sometimes short-term, sometimes long-term. Word on the street is that it is a squat, which I heard directly from my next-door neighbor. I never know who the hell is actually there.

They have not paid rent in almost a full year and owe thousands of dollars in unpaid rent and late fees.

They have been stealing electricity from the basement.

Pets ARE allowed with permission, but a dog suddenly showed up a little over a month ago. I hear barking all the time.

As a neighbor, I've noticed they are not clean. They have spray painted all over their unit - cabinets, walls, ceilings, etc. I'm talking penises, curse words, etc. When they leave after sitting on the front porch area, it smells as though they haven't showered in days. The smell of their apartment often leaks into my apartment - urine, smoke, incense. And there have been times where they have had loud parties until 4 or 5 AM. Just to paint a picture.

They signed the lease in 2024. The eviction process took to court in January 2026. The tenant requested a continuance in Feb which was granted. Things were moved to March. She failed to appear at the Notice of Judgment early April - it was ruled in favor of the landlord by default. The Praecipe Writ of Possession was filed mid May. Nothing was contested. The Alias Writ was filed to the sheriff 2 weeks later. Today, Aug 11, was the scheduled eviction day.

HOWEVER. Yesterday, Aug 10, the tenant petitioned to open the default judgment and stay the eviction on the grounds that she was unwell and did not have proper representation and something about the landlord not having proper L&I.

I, personally, am absolutely sick of this neighbor/situation. They are obviously playing the system so they can stay without paying.

Is there anything I can do as a neighbor to facilitate getting them out? Or are my options at this point to suck it up and stay or move when my lease is up?

Any advice or insight is appreciated!

Follow up: Landlord now asking us to cover repairs 3.5 months after moving out and getting security deposit back

Two months ago I posted about our landlord asking us to cover repairs of a chipped countertop 7 weeks after move out (4 years of tenancy in a SFH in California). We got great advice and responded explaining that we had an extensive move-out inspection by his colleague and mother-in-law with detailed photos and received our security deposit back after making his requested repairs. He did not respond.

Today, 3.5 months after we moved out, he sent us a long email with additional items he noted are damaged that he wants us to pay even though they could have been caused by someone else. During this last 3.5 months he’s had (illegal) short-term vacation renters and he re-occupied a month ago with his family.

Items are:

-4 countertop edge chips (was 3 last time he emailed about this)

-Small dents and paint chips on 2 cabinets

-Scratch and small dent on front of dishwasher (note that we had a plastic cover on the entire time bc it was replaced during our tenancy)

-A chip on one capiz shell of a kitchen chandelier

-A missing valence on blinds from upstairs (he agreed to let us replace with curtains bc they were broken) and downstairs (this is the one thing we CAN take responsibility for because it broke while we were there- we replaced with curtains and did not remember to mention it)

What do we do now? The only thing we know we did was the downstairs blinds valence- everything else he said was not on our move-in checklist but we know were also not on the move-out checklist by his realtor friend. It’s really stressful that he’s reaching out to have us pay for these 3.5 months after move-out and already getting out security deposit back (following some small repairs noted at that time). We’re worried he’s going to sue us if he’s taking the time now to revisit all of this.

LL Help

Location: Winder,Georgia
vacated property on 6/25/26. LL refused exit walkthrough. LL goes to property on 6/28/26 saying there is STANDING water, house is flooded, floors are buckled. We finally got a letter from her on 8/05/26 stating we caused over $6k worth of damage.
I have messages from 8/14/2025, 2/20/2026, 5/28/2026 documenting water/plumbing issues, some of which were never resolved. The last issue on 5/28/26 was our gravel driveway was flooded, which turned out to be the toilet constantly running which overflowed the septic. Nothing inside the property to know the toilet had a leak/flow issue?
Her exact words “plumbing leak diagnosis and toilet adjustment after county water interruption”
She provided no receipts only a table of charges her exact words below:

$1,800 for septic pumping due to improper use
$427 water bill resulting from interruptions
$1,874 to fix holes in walls and doors just seems flat out insane … the house isn’t even 1000sqft 2b1b
$662 removal and replacement of damaged flooring
$270 repair of outdoor hose faucet and wall damage (issue with hose faucet flooding the bathroom on 2/20/26 that was never resolved)
$320 for removal of excess weeds
(Other few small things we actually did damage)

Looking for advice on smalls claims process in Georgia? Is it pretty cut and dry as far as her missing her deadline for receipts of repairs?
Should I get a lawyer?
Sadly I have no pictures of property from the day I vacated. I also live out of state now making this a lot more difficult.

Landlord is kicking me out after 6 years

I have always paid on time. I love living here and don’t want to move. I had a lease when I first moved in but have “defaulted” to month to month once that expired I guess? I was told I need to be out end of September. Shouldn’t I get 90 days notice? This seems really fast and I’m not sure where I’m going to find another pet friendly apartment by then at the same price I’m paying now… rents are super high. can someone advise? (I’m in Connecticut)
