Câmara Municipal - Terreno

Olá ilustres.

Alguém sabe onde posso recolher informações sobre um terreno que estou para comprar na câmara? Disseram que posso saber na câmara se o terreno está legal e o que posso construir.

Se me poderiam ajudar onde ir e como fazer agradecia e também se é um processo demorado e o que pedem para receber essas informações.

12 Week Old and We are losing it during the day.

Hi all, I need some help and guidance to understand how we should handle this.

Our LO is 12 weeks old and has been a very active baby since the beginning, constantly moving her arms and legs. However, the last couple of weeks have been particularly challenging.

For some background: she generally sleeps well at night (apart from one or two rough nights). She usually wakes up twice to breastfeed and then settles back to sleep easily. She doesn't typically sleep longer than 3 hours at a time overnight. During the day, she takes around 5 naps, ranging anywhere from 40 minutes to 3 hours, with wake windows of roughly 1 hour and 15 minutes.

Over the last few weeks she has changed a lot, and my husband and I feel like we're losing our minds trying to understand what's going on.

  1. She seems to have mostly lost her Moro reflex and has started discovering her hands and arms. The problem is that she's constantly moving her arms, even when she's clearly tired and ready for sleep. It almost seems like the arm movements are preventing her from making the final transition into sleep.

We've noticed that in these situations, if we gently but firmly hold her arms still for about a minute, she'll usually fall asleep. However, she often cries while we're doing it, and it's become the only reliable way for us to get her down for naps. We feel terrible every time because it feels like we're restraining her while she's looking at us and crying.

We still use a swaddle occasionally, but we're reaching the point where we'll need to stop using it. Has anyone gone through something similar? If so, how did you manage it?

  1. Breastfeeding has also become a nightmare. She constantly slaps, kicks, and squirms while feeding. Before, nursing was the easiest way to calm her down, but now it feels like she's fighting my breast during feeds. She's gaining weight well and feeding normally overall, but the constant movement is exhausting. Has anyone experienced this, and is there anything that helped?

  2. We've looked everywhere for advice on this, but there is so much conflicting information that we're completely lost. We're worried about making her sleep situation even worse.

After she was born, my husband had to travel a lot for work, so I was often alone with her. At the time, I felt safer co-sleeping, so she ended up sleeping in our bed. Now we're in a situation where she mostly needs to be held for daytime naps, and at night she will only sleep in our bed after being rocked or held to sleep first.

We want to start transitioning her to her crib, but we have no idea where to begin. Some days we can get her to sleep in the crib for 30 minutes during a nap, but on other days she starts crying as soon as she feels herself being put down and we have afraid that trying during night will mess with the only thing that still remains "good".

Has anyone successfully transitioned a baby like this to a crib? Where did you start, and what worked for you?

Construção de Moradia

Bom dia a todos,

Tenho a possibilidade de avançar com um negócio para construção de uma moradia. O modelo proposto passa pela compra do terreno e, posteriormente, pela execução da estrutura da casa pelo próprio construtor. A empresa também faz projetos "chave na mão", mas por opção nossa a ideia seria contratar apenas a execução da estrutura nesta fase.

O negócio seria feito através da escritura do terreno em primeiro lugar e, depois, através de um contrato separado para a execução da estrutura.

Neste momento, a nossa ideia seria comprar o terreno com capitais próprios e recorrer a crédito para a construção (estrutura e acabamentos), dando também alguma entrada inicial com capital próprio.

Para quem já passou por situações semelhantes, que cuidados recomendam ter? Que documentos devo pedir e que pontos devo analisar com especial atenção antes de avançar?

Outro detalhe que me deixou com algumas dúvidas: pelo que percebi, este loteamento chegou a estar embargado há alguns anos devido a dívidas. Entretanto, o grupo da construtora terá adquirido o loteamento ao banco e começou agora a comercializar as primeiras moradias/lotes.

Há algum risco adicional associado a este histórico? Que verificações consideram essenciais neste contexto?

Algumas dúvidas concretas que tenho:

  • Como confirmar que o lote está totalmente livre de ónus, hipotecas, penhoras ou quaisquer encargos?
  • Que documentos devo pedir relativamente ao loteamento (alvará de loteamento, licenças, infraestruturas aprovadas, etc.)?
  • Como funciona normalmente o crédito à construção nestes casos em que primeiro se compra o terreno e só depois se avança para a obra?
  • Há alguma forma de garantir que todas as infraestruturas do loteamento (água, saneamento, eletricidade, acessos) estão efetivamente concluídas ou asseguradas?

Qualquer experiência ou conselho é bem-vindo.
