How should I prepare to buy a house next May?
Looking for advice on how to position myself to buy another home when my lease ends in May.
I’m 29 and work in sales. I made $165k last year and am on pace for \~$200k this year. Income varies from \~$10k on a bad month, \~$16k average, and up to \~$27k on a great month.
Before this job I made \~$56k and accumulated \~$36k in credit card debt. I’ve paid almost all of it off and have \~$6,600 left. $4,500 is 0% until December 2026 and \~$2k is 0% until June 2027.
Current finances:
$11k savings
$22.2k employer 401(k)
$30k Roth IRA
$8k Traditional IRA
$6k taxable investments
$5,700 in my 5-year-old son’s UGMA, contributing $35/week
Monthly obligations:
$2,300 rent
$680 Tesla payment (\~$39k remaining)
$1,100 mortgage on an existing property, currently covered by a family friend
\~$400/month car insurance for two cars
Girlfriend is in her 2nd year of medical school, so we’re currently single-income.
I have access to a VA loan, so I could potentially buy with 0% down.
My goal is to buy around May without overextending myself and keeping my other house.
