How to sell a condo that needs a lot of work?

I have a condo that needs to be completely redone and I’m not sure the best way to sell it. Should I fix it myself? Is it worth it? It’s a really big job, nothing is savable. But I know the market is tough for condos to sell even in good shape after Surfside. It’s a 2 story building so it’s not subject to the same rules and other things are selling in the complex but not in this shape.

How is Moncrief Park Neighborhood?

Hey I have a family member moving up to Jacksonville for work and they were looking at places in Moncrief Park area but I started to look at some street views and then found an older reddit post looking like it wasn't the safest area but it was from 4 years ago. Can anyone tell me if the area has improved? They were showing me new houses for sale so there must be a reason right? Or is it still bad?

A friend of mine has a condo in Miami to assign. More than 70% rule spread. 90k pp 230 arv 50-60k repairs. 2/2 gated community with pool. No rentals until it’s been owner occupied for period of time so this isn’t a brrrr but a straight flip. Comps are strong, there are many recent sales in this immediate complex and surrounding. Full Reno needed, not cosmetic. No daisy chains, end buyer only. Message me if you flip in the area.

Wow I wish I listened to other reviews on this product about the smell. Please please please don’t buy this and listen to the rest of us. There’s absolutely no volume or texture once you’ve run your hands through a few times and the smell is so strong and so bad. It smells like scented tampons x 100 on your head. Why is this the only smell the industry can come up with? Terrible.
