2008 Toyota Sienna CE repairs, steering rack/ suspension problems

Family member has a 2008 Toyota Sienna CE with over 220k miles - Original owner - Arizona. I've been trying to find a good shop where I can get an accurate estimate of what it needs, but I've only used free inspections so far. I want to find a trusted shop that I feel comfortable paying a diagnosis fee/ doing the work. Based on those free inspections, the Sienna has fluid leaks, needs new suspension parts, and engine/transmission mounts. One shop said the most important thing was a new rack and pinion, power steering pump, and power steering flush. As far as I know, it still has the original spark plugs, transmission fluid, brake fluid, coolant, and power steering fluid.

I'm trying to figure out whether to fix it or buy something smaller and more efficient. I'm leaning towards fixing it because it still performs well and the suspension parts would need to be replaced eventually on any vehicle. My issue is that much of the maintenance/ fluid changes have been neglected and could be an issue later on after fixing the suspension.

Side Gate Column Wobbles

I have a side gate block column that wobbles when pushed with three fingers. I'm concerned about the long term health of it. I think it is loose pilaster based on some home inspector videos I saw.

This is a new build single story home by Meritage Homes in Arizona. I hired a company to come out and install a paver trash pad and walkway. They told me this required my gate to be lifted a few inches. They also had the trash pad end at the side gate so that water could drain more efficiently. They did not install drain strips. The builder is denying fault because of the landscaping and the gate being moved.

Any insights on what is wrong? Thanks!

Could the gate wobbling be caused from by the lifted gate and/or improper drainage? How can I fix this or prove that this was caused by the builder?

Preparation for ROC Investigation against Home Builder

I have an Arizona ROC investigation against my new build home builder soon. My home inspection report was very detailed and listed manufacturer and ROC standards for each violation. What tools should I have for this and what are some things to keep in mind?

To prove my case, I have basic tools like a ladder, step ladder, box level, speed square, tape measure, and copies of the inspection report, ROC standards, manufacturer instructions for things like the water heater, tub, etc.

I plan on using a gopro to record, and will allow one ROC rep, builder rep, and trade rep at a time.
