Pine tree and olive trees - neighbour says that they are reasonably maintained and the cost should be on us..

Am I unreasonable? Need help on how to deal with neighbour who says that their trees are reasonably maintained and won’t do anything at their cost… we have a long drive way, the neighbouring property has 7 olive trees in the front and a large pine tree at the back (the fence represents the boundary). All trees were planted hard up against the boundary line and have we don’t believe they have ever been trimmed. Anyway:
- the 7 x olive trees are overgrown, leaf drops and sits on our driveway, access is an issue. While we appreciate we can cut these to the boundary line. Given the state of them this doesn’t seem like it will be a long term fix and will be expensive (they need to trimmed on both sides/ or removed?)
- the pine tree (back of property) is fully hanging over our driveway causing roofing issues, gutter/down pipe issues, and blocked all the grate/nova-coil drains (we got a quote to trim to the boundary line 2.5k but suggestion was again that it wouldn’t be good practice) cutting the tree is 5.3k. We don’t actually care what happens with the tree but we just don’t want to have to keep paying to repair our property due to the pine tree (we paid $800 last year to remove low hanging branches as cars couldn’t get in without issues..)

Owner says that they effectively see no issue and any costs should be on us?! I’m thinking of getting serious advice - am I unreasonable?

Drainage / plumber advice - can I remove tank?

I own a block of units (1970s). Drainage plan attached. Previous owner added a water tank, assuming to collect rainwater for garden. Can I simply get rid of this and obviously cover up the connection to the down pipe? How would you go about it?

Anyone got an idea how much an arborist would charge to cut this pine tree?

Tree issues on neighbours property now fully (2+ metres) hanging over

We manage a block of flats, and the neighbouring property has a large radiata pine planted right on the boundary.
The tree has never been trimmed and, while it was initially more of a nuisance due to blocking sunlight, it is now starting to cause some significant issues. Pine needles and debris are constantly getting into the gutters and ground drains, and the overhanging branches also make it difficult for taller vans to get down the driveway.
We’ve already paid to have the gutters cleaned twice this year, and we are now getting water into some of the units because the drains are becoming blocked with debris from the tree.
Does anyone have an idea of what it might cost to remove the tree completely, assuming the neighbour agreed? Alternatively, are there any good options for significantly trimming it back?
We’re keen to find a practical solution before paying to have the gutters and drains cleaned out again, only for the same problem to keep happening.

1910s villa, central Auckland. I’m lost at any ideas on what can be done to improve the flow etc

See site plan below (one empty and one marked up of the current layout). I honestly have no idea what can be done. I understand a lot of the walls are structural so knocking down anything isn’t really viable (nor cheap). I was thinking of moving the bathroom (very large room) to the back smaller bedroom. Otherwise, I have no idea on what can realistically be done here. Anyone experience in design etc or renovated their own villa?

1970s masonry block two-storey units, efflorescence only visible on subfloor of ground units

Hi, just trying to work out what is behind the masonry blocks at the sub floor. The only signs of efflorescence is below the ground floor (what I assume is the concrete slab (could be timber floor) for the ground units at the end). The sub floor is roughly in line with the horizontal cable for the heat pump (1.5m about ground level). Property file doesn’t have any detail on what may be there…

Any ideas? We are drilling a whole and pop a camera in later this week.

See comments for photo (I tried to upload it)

Purchasing a property

I’m buying a property (2 different dwellings on the site). There’s concrete block build in 1970 and a 1910 villa. I’m keen to get a building surveyor to come on site and check the piles for the villa and exterior shell and the roof/blockwork for the concrete block home.

I don’t want a generic pre purchase property inspection report. I know generally the issues etc. I want to get a building surveyor to check the big items (a detailed assessment of the big ticket items I haven’t been able to get builders to thoroughly check).

Any thoughts or comment?

My quote for the building surveyor is significantly higher (nearly triple) so need to know it’s well spent.

For context, it’s a private sale from family so the report isn’t to inform any negotiating on price - it’s to inform urgent/corrective and long term maintenance plans..

KiwiSaver withdrawal on a property with rental

Hi - as the title suggests, wanting to purchase a property that has a seperate detached and self contained house with a current RTA agreement (periodic) on the same site but in the front of site - we want to keep the current tenant but we could cancel if need be. Can we draw down on KiwiSaver? The main home at the front will be for the myself wife and kids etc (we are both first home buyers wanting to use our KiwiSaver). Anyone here familiar processing KiwiSaver withdrawals forms or had experience not being allowed? We keen on any insight.

Purchasing investment property

Currently trying to consider a method on purchasing an investment property (multi-unit). In short, looking to purchase a property RV is around $3.3m. It’s a private sale (less agent fees) and due to the private dynamic can waive $200k - $300k off (by way of gift). That has a purchase price of about $2.95m. Anyone got experience in net equity acquired via the purchase price so a deposit isn’t required? I have access to cash to top up the equity but no where near enough if the LVR needs to be closer to 60%. By my maths that will need a top up off about $600k. We can use a property as security if need be.

Anyone have any thoughts?
