Sattva Lago: 10 acres in the brochure, 5.99 acres in RERA. Which one actually matters?

I've been looking at the bigger Neopolis projects recently, and Sattva Lago raised a pretty basic question for me.

The project is being presented as a 10-acre, 5-tower development.

But the RERA registration for Sattva Lago Phase-I, P02400010916, shows around 5.99 acres, with 3 residential towers and 693 homes.

That's a pretty big difference.

Now, before someone says "it's phased development", yes, obviously that is possible.

But that's exactly what I want to understand.

If the apartment is being sold as part of a 10-acre, 5-tower development, how much of that 10 acres actually belongs to the registered phase? What happens to the remaining land and towers? And which amenities are actually part of Phase-I?

Because these aren't minor details when you're buying a ₹3-6 Cr+ apartment.

Land area affects density. Tower count affects the overall layout. Amenities and open spaces matter. And ultimately, buyers should know what they're actually buying into, not just the size of the larger marketing plan.

What I find slightly uncomfortable is that the 10-acre number is much easier to find in the project marketing, while the 5.99-acre Phase-I scope requires you to dig into the RERA details.

Maybe there is a perfectly legitimate explanation.

But if there is, it should be extremely easy for a buyer to understand.

For me, this is a case where I'd stop looking at the brochure and start looking at the RERA-approved phase plan before even comparing the project with other Neopolis developments.

If anyone has the complete phase-wise master plan, I'd genuinely like to see how the 10 acres, 5 towers and the 5.99-acre Phase-I fit together.

Golden Grove: ₹7,800/sqft → ₹1.35 Cr. Where’s the ₹16.75L Going?

Was looking into Prestige groove for quite a length of time and honestly, this is the part of Golden Grove pricing that would make me pause.

For a 1,516 sq.ft unit, ₹7,800/sq.ft comes to about ₹1.18 Cr.

The quoted box price is ₹1.35 Cr.

That's a ₹16.75L difference.

Yes, PLC, floor rise and other charges can explain some of it. But if that's the case, why is it so difficult to get a clean breakup?

And then there’s the reported ₹8.66L outside the box price, which apparently isn't clearly shown in the initial calculation and is explained verbally. At this ticket size, that's not how pricing should work.

The bigger red flag for me is the whole “first quote → no negotiation → different internal figure → suddenly negotiation” sequence mentioned by the buyer.

Maybe there is a perfectly valid explanation for every rupee.

But then show it.

Prestige has 5,120 homes planned here, so this isn't some tiny boutique project where buyers should be expected to figure out pricing at the sales desk.

At ₹1.5Cr+, I’d want one simple sheet:

Base + PLC + floor rise + parking + every other charge + GST = final price.

No “this is how Prestige does it.”

The apartment may be worth the money. The pricing should still be transparent enough to prove it.

Maybe I'm missing something here, but for those who’ve actually visited or booked at Golden Grove, did your cost sheet also have this kind of gap between the BSP and box price?

My Home Vyoma: Breaking Down the “Limited Inventory + Premium Specs + ₹11K” Narrative

https://preview.redd.it/gdrrzu9w7fsh1.png?width=2180&format=png&auto=webp&s=aa559b6bd9b201e3332a377b09ca5f88da2a678e

Been seeing a lot of discussion around Vyoma after the brochure came out, and honestly, I think the Vyoma narrative on Reddit is getting ahead of the actual numbers.

First, the only approx. 200 smaller units point is technically true only for the 2,606 sq.ft configuration: 202 units.

But T5/T6 also have 300 units of 3,040 sq.ft.

So there are 502 apartments across the two smaller configurations.

And most are already sold except mortgage units or higher floors is not something we can verify from public inventory data. That is sales chatter, not a documented number.

Then this private corridor for every unit claim.

Look at the plan. Most towers have 4 units per floor, while T5/T6 have 5. The apartments are accessed around a shared core/lobby.

Calling that a private corridor sounds a lot more premium than what the layout actually demonstrates.

The bigger thing for me is the area statement.

The 3,285 sq.ft apartment is:

2,177 carpet + 146 balcony + 962 common area = 3,285 sq.ft.

So the saleable area is about 51% above the stated carpet area.

The 4,197 sq.ft unit is 2,726 carpet + 257 balcony + 1,214 common = 4,197, which is about 54% above carpet.

The 3,040 sq.ft unit is about 58% above carpet.

I'm not saying the common-area component is illegitimate. I'm saying that at ₹11k+ per sq.ft, this deserves a lot more attention than “great specs + low density + private corridors.”

And then comes the price calculation.

₹11.2–11.5k is still an expected number, not an official Vyoma price sheet.

₹400 infra
₹360 AC
₹20 floor rise
₹5L/₹4L/₹3L/₹2L parking are all being assumed from Grava/APAS.

So the ₹4Cr+ calculation being circulated isn't really a Vyoma cost sheet. It's a hypothetical cost sheet built using another project's charges.

Even with those assumptions, the 3,285 sq.ft apartment is already roughly ₹3.98–4.08 Cr before floor rise, registration and the final applicable taxes.

Also, 4,197 sq.ft, not 4,187.

And 3.45m/3.60m floor-to-floor height is not the same thing as clear ceiling height.

My issue isn't that Vyoma is expensive. A Financial District project from My Home was always going to command a premium.

My issue is that the premium is being justified using a mix of real specifications, unverified inventory claims and charges borrowed from other projects.

Once the official unit-wise cost sheet comes out, we'll know what Vyoma actually costs.

Until then, I think people are pricing the story more than the apartment.
