Why is the women 800m so fast and competitive now?

My theory is that women have been this fast for a while, but girls who were fast would be pushed early on towards the sprints (400m and 400mH in particular) whilst those with a bit more endurance would be directed towards the 1000m, 1500m and maybe 5000m. I'm sure that's been the experience of many girls in the 90s, possibly up to the 2010s too.

This attitude created a relatively weak field at elite level (bar some exceptional runners like Jelimo and Mutola) for way too many years.

Some athletes are now going the opposite way: Femke, Moraa and Georgia Hunter-Bell for example, and setting times on par with the doped 80s athletes.

I'm keen to read what you think.

This cat is amazing!

Is there something truly impressive your cat does or has done?

It could be a physicsl feat, for example my cat has climbed on top of doors, don't know why or how.

It could be something they do for you, for example my cat will sit or nap with me when I have a migraine. He's very still and just purrs at a very low frequency which is miraculous for headaches.

Or it could be something ridiculous yet fascinating, for example when my cat "disappears" I'd just say 'where are you?' in my native language and he magically appears again, but only if I say it in my native language.

Tenants still at the property

I saw a property today that came back to the market after the first sale fell through. I am told by the agent it was a 'change in circumstances with the buyer'.

I knew it was a rental but I was surprised to still see the tenants in. Now I'm thinking the buyer's 'change in circumstances' could be they could not be arsed to wait months for the property to be vacant. I can't either as I have a good buyer for my property who is keen to move in, and I'm keen to move out too.

I love the property and I want to put an offer in, but what should I ask the agent/seller and what are the red flags?

What do you value most when buying?

A nicely renovated house with some layout flaws or a bit of a fixer upper but with a functional layout?

I find it a bit exhausting all these sellers and estate agents pointing out that the kitchen is new, the floor is nice and oh look such a nice colour on the walls but then you have to go through 5 doors to go from your bedroom to the bathroom for a piss in the middle of the night. And let's not forget shoddy dark extensions.

Why? And why do people get offended and would rather their house sits on the market for a year rather than making a bit less profit?

Why are EAs in England still so reliant on phone calls?

I, like many, really struggle to pick up random phone calls whilst I'm at work. I can however catch up on messages and e-mails on my breaks.

So why is it so difficult for EAs in England to send/reply to e-mails? Isn't it easier for everyone involved to have times and dates for viewings written down? Why not trialling electronic booking systems either? I can book a hotel room, flight, food delivery online, but I cannot pre-book a viewing or a valuation? WHY???

It is so frustrating.

Offer after withdrawal

Have you ever gone back to a seller after withdrawing your offer or have you ever accepted an offer after the buyer had withdrawn their initial one?

Why and how did it go?

Bianca Andreescu on coming back from injury and winning USO at 19

A very interesting article about Bianca Andreescu and her journey after winning USO at 19 and going through many set backs after that. All the best to her and all the players grinding it in the ITF circuit.

>
Andreescu, who famously said she had mocked up a US Open winner's cheque as a 16-year-old to help her visualise winning it for real, has moved towards meditation practices that allow her to be more present.

>"I would say I'm more into trying to find a balance and not... continuously visualising an outcome of something," she says.
