So I have never owned a luxury watch because I wanted to make it first and treat myself as a symbol of my success.
Well, now it's closer to that time. My business is slowly taking off, and I can comfortably afford one.
How do people buy one? By the consensus in here, it's pretty impossible for someone like me to buy one unless it's after market.
Is there a good way to get my first one? I would like to buy new.
Hello - I am working to get my CA DRE. I have just finished the 3 courses today totaling up to the 135hrs. As I understand it, the next step is to take the test (let me know if I am mistaken).
I want to hold off taking the test until around December of this year. Reason being that I am a loan officer and do not require the DRE to operate just yet. I will be a full broker next year and will need it then.
Thought that the members here will know best if I can take as long as I want before taking the test or is there a time window to take the test by.

It's 2 retirees that live there with their son and daughter still at the house. They have 6-7 cars parked in their driveway and 4 of those cars have broken windows or flat tires. Sometimes they park a car in front of our house on the street.
For months I did not really care. There were no cars on our drive way and they are not taking up all the street parking. Their driveway is long and can fit up to 8 cars.
What upset my wife is that the cars make the house look messy and makes ours look messy too..(we share the drive way with no dividers) She especially does not like that 4 of the cars are run down and not fixed.
Should I start caring about this? I didn't think much of it but after wife brought it up I started to think about it.
I am looking to add licenses for multiple states. I am going to do the courses through on course. After signing up for the courses, do I need to take the tests for each state?
I already have NMLS with CA.
I found a full doc client a FHA manufactured home loan refi that will significantly improve her rate and terms (currently in hard money that is maturing). She has 6 different streams of revenue that are all eligible for FHA loan; however, she does not have ANY docs for it... older client and not very savvy with tech.
Now she wants to do fully amortizing private/hard money on an owner-occupied home with stated income or deposits into her bank account.
LTV is like 67% and income is plenty to cover mortgage.... does anyone know any lender that might have any taste for this?
