A $12M/ month informal industry : no one has solved the Ghanaian agent ecosystem yet

Hey tech/ghana community,

I’ve been spending a lot of time digging into the numbers behind the decentralized, informal rental market in Ghana, and the math is frankly mind-blowing.

If you look strictly at net-new tenants (completely ignoring people just swapping apartments or renewing), the data points to a definitive floor of roughly 11,000 fresh rental transactions closed every single month across our major urban hubs (Accra, Kumasi, Takoradi).

Because of the 1-to-2 year upfront rent advance system, this isn't just a slow trickle of monthly rent. It means everyday Ghanaians are liquidating savings, taking loans, and pouring roughly GH₵195 Million (\~$12.9M USD) of raw liquid cash into the market every single month.

Out of that pool, informal street agents actively pull out over GH₵19 Million (\~$1.3M USD) a month in pure, untaxed cash from 10% commissions and non-refundable GH₵100–200 “viewing fees”.

I’ve not seen a proptech so far nail the product or distribution without building the same westernized Zillow bs.

The key to winning this market isn't just adding more pretty room pictures to a website. The key is data. Raw, smart, active live data.\*\*

We don't need a listing site. We need a localized network effect engine.

I’m talking about mapping out the actual data of a neighborhood from the ground up:

\* Knowing exactly how many houses are in a specific area.

\* Tracking active tenant data and knowing exactly when people's rent timing is about to expire.

\* Leveraging pure word-of-mouth and grassroots networking to beat the traditional system.

\* And developing or figuring new data points.

If you have live, active data on the ground, you control the supply. If you control the supply, you win a good chunk of a $12M monthly funnel.

Some businesses in Accra don’t make sense at all 😭

You walk around seeing weird, super niche businesses like custom key chain design

And there’s a huge, nice store and they’re the only ones occupying it, there’s absolutely no way custom keychain design is going to finance that building in a hundred years 😭

It’s either I don’t understand business or they’re not making any money at all

has anyone actually made money from cold calling businesses

has anyone mass dmed local businesses for gigs; content creation, websites, graphic design and actually landed deals ?

I've been doing it for 2 weeks and they straight up ghost me or tell me they're not interested

yet every guru gives the same advice "dm local businesses and solve a problem for them"
