leaving a joint tenancy - England

So this is getting really complicated :-(

Our LL wants to end our tenancy due to her headlease restrictions that do not allow HMOs, and is currently seeking a legal route. However, one tenant wants to leave, and I was potentially looking at a place. Given the new rules for notice to quite dates lining up with rent periods, if I gave notice on Monday I would not be able to leave till October 3rd (end of rent period), because we have just passed the start of our current rent period in July, this feels ludicrous, and makes it impossible to give notice.

I also wanted to come to an agreement to leave with the LL (instead of giving formal notice), but as it is a Joint tenancy HMO, they cannot simply take me off the contract, and I am not sure how it would even work if the LL agrees to let me out of the joint tenancy earlier and reduces the liability for rent for the remaining tenants? They will likely agree, but how would it work in practice? The TDS confirmed my deposit should be able to be partially returned, but this involves a new 'protected amount' being insured with TDS, and I don't know if that would require a new contract, given our current one states the amount of the deposit. Obviously the LL who wants us out will not sign a new contract.

It all feels like such a mess. And even when I am able to get viewings and offers, I can't take them.

question about notice to quit in joint tenancy - England

Is this info from Shelter still correct with the new Renters Rights Act?

'Tenant's notice during a periodic tenancy

A valid notice to quit served by only one joint tenant ends a periodic tenancy for all joint tenants.

A valid notice to quit by one joint tenant during a periodic tenancy will end the tenancy even if the other tenants do not agree or if they are not aware.'

And if so, and our LL wants us out (for a long convoluted reason - we are not at fault) and one tenant serves serves notice, I guess that means the LL can then say they will not renew the tenancy and we all need to leave within two months? (not keen to go to court)

it’s becoming a sign to me of a lazy artist if they literally repost this same quote that thousands of people have .. it feels meaningless and actually is a turn off. but maybe it’s used because it works 🤷🏻‍♀️ I’d love to know how it started

Black mould, can't get through to Shelter. LL is dragging her heals

I message LL exactly a month ago about black mould all over the ceiling of our bathroom. She has been dragging her heals and is now saying she needs to meet us as she is not allowed to have a HMO anymore due to lease terms. However, she still would need to give us a section 8, and I believe it would likely run to another 4 months. Given how harmful it is for health to have black mould, what are my next steps? I can't get through to shelter and want to do things correctly, however I am tempted to contact council as her not resolving it breaches the terms of her licence, and her getting the license was on the condition that she treated the black mould. She may have even told them she has who knows.

Landlord advised that they are not allowed to have HMO in our block- England

Hi there, my landlord just told me that the managing company for the building I live in (an old mansion block) say she is not allowed to have a HMO? She has a 999 year lease.. and has had a HMO for a number of years. She recently raised a rodent issue with them as thought it might be related to scaffolding they put up, and now they have replied saying she is not allowed to have a HMO, even though she has only recently renewed the license. Something to do with the conditions of her lease. Any advice on my rights as a renter, and whether this is even legal / whether the new renters rights bill impacts on this would be appreciated

Anti rattle bolt recommendations?

I have a room next to a bathroom with a noisey/rattling sliding bolt lock, and wanted to recommend to my Landlord or buy a new one myself. Whats the best solution to make a door quiet (it doesnt have a hydraulic door closer on it either), I want personal recommendations from experience rather than whatever google throws up (something ideally that makes it hard to slam or deliberatly make noise from (the other tenant is another issue :-/ ) )

for me, it’s the only time where you can let your unconscious have full reign and your never going to be able to create something as wacky as your unconscious, if I lucid dreamed I would do something like fly .. or talk to someone who’s no longer alive. My unconscious chooses the scene? It’ll show me a penguin riding a bicycle or a piano coming to life and walking up the side of a wall.. or more meaningful stuff too. it just feels like we try to control and hack every aspect of our lives.. why would you want to control the only space where your unconscious can express how you feel in such surreal creative ways.
