Gated communities future.

Hi, as you know now the prices of the Apartments in Hyderabad are on par with B’lore. And most of the Gated communities cost upwards of 1.5-2Cr. These apartments in the gated communities are purchased mostly by NRIs, politicians and industrialist. With the current IT market, everyone in the IT sector would re-think their position to invest such a huge amount on an Apartment.

My doubt is what happens to these apartments.
• NRIs for sure not coming to India, once they cross 44-50 they will for sure try to dispose these without complicating.

• IT guy buying a 2CR property ends up closing loan in 15-20 years which will be closer to the life of the Apartment.

How long will this hype last? 10-15 years back things were affordable, with expenses going up, inflation, job insecurity, market volatility, what is the future outlook of this sector not in just Hyderabad but throughout the country?

Need suggestions on Land Parcel

Hi, I’m planning to buy a small plot of 300-350 Sq Yards in my hometown (Tier 2 City - Visakhapatnam).

I am selling off my land parcel near Hyderabad (almost 0 returns since I purchased 5 years back) and planning to buy in my hometown. Would get ~65-70L and have some saving of 30L for starting the construction.

What is the best option that I have that this plot can generate some side income without any hassles. I was thinking of the below ideas need suggestions

  1. EV Charging Station - location should be ideal and not sure if the land area will be sufficient. Also thinking how much would the set up cost.

  2. Commercial Building - Ground and 1st floors get occupied easily. Rest may never get occupied. If the construction cost is ~ 2000/sft which business would choose to 2/3/4th floor for their office space.

  3. Hotel / Lodge - Occupancy and maintenance are the biggest concerns.

Any other ideas? Open for suggestions and any other ideas.
