Index alignment: The 12 o'clock marker looks tilted clockwise to me. The center position of the 12 marker appears reasonably aligned with 6, but the actual marker itself seems rotated clockwise that bothers me a little. The other indices look generally well aligned?

Dial Printing: Looks good to me. Rolex coronet, text, and minute track appear clean and properly printed.

Date Wheel alignment/printing: The date looks centered in the date window, and the cyclops appears properly aligned. Not sure if I need to request a picture with a different date.

Hand Alignment: Looks good to me and seem properly aligned with no obvious issues.

Bezel: Looks good overall. The bezel numerals and markers appear clean. “Pepsi” color transition also looks good. Nothing obviously concerning. I didn’t look too detailed on the colors as we can’t really judge the colors through pictures but let me know of any concerns.

Solid End Links (SELs): Look fine to me. I don't see any significant gaps between the SELs and the case, and the bracelet appears to sit evenly against the lugs.

Timegrapher numbers: seems fine and no concern.

Anything else you notice: nothing else I thought worth noting but I would appreciate your thoughts here. The biggest concern I have is the index specifically the12.

Basement Small Water Signs

Found this on an unfinished basement foundation wall while getting the house ready to sell. Does this look like mold or just staining from past water seepage? Is this a common issue, and what's the typical fix? Also, what would you expect a repair like this to cost? Thanks!

Should my family get the A/C outside unit checked out?

My mom's(in her 70s) house just went under contract with an FHA buyer about 15 days after she listed it.
I stopped by today and noticed the basement A/C doesn't seem to be blowing cold air. I checked it out, and it looks like the indoor air handler is running, but the outdoor condenser for that system isn't turning on.
The house has three separate A/C systems with three condensers for the three stories. The basement is unfinished and was never/currently being used, so this issue wasn't noticed before.

Would you have it inspected and repaired now, before the buyer's inspection, or wait for the inspection report and negotiate it then? I'm trying to figure out which approach makes the most sense from both a cost and transaction standpoint.
