"Mas okay ba bumili ng brand new condo o bank foreclosed property?"

Depende sa goal mo.

If you prefer ng bagong turnover, complete amenities, and an option for developer financing, I highly recommend brand-new. But sometimes, may ganyan din sa foreclosed.

But if value for money is one of your priorities, dyan nagiging interesting ang foreclosed properties.

May ibang mga units kasi na binebenta ang banks na lower kaysa sa current market value.

Meaning, yung budget mo for a studio unit sa brand new condo, baka naka 1 bedroom ka na o mas malaking pa sa foreclosed market.

Young professionals, OFW, investors, ang many more are looking for way para makapasok sa property market without stretching their budget.

And sometimes, hindi nila alam na may ganitong option pala sila para makapaginvest sa property na discounted dahil foreclosed.

But, it doesn't mean na all foreclosed are a good deal.

But if you know how to pick a good location, a competitive price, and condition ng property, and if you have the imagination and creativity for it, may good chance kang makakuha ng mas bigger value para sa same budget.

If you like to make a comparison of brand new and foreclosed options sa budget mo, message mo lang ako. Pwede kitang bigyan ng actual listings ng condos, houses, at lots para makita mo ang difference.

Totoo bang lahat ng foreclosed properties may nakatira pa rin sa loob?

This is one of the most common quest na narereceive ko sa messages ko.

Short answer? Hindi.

Maraming tao ang nagaakala na pag foreclosed property, may nakatira pa rin o may problema agad. Pero ang totoo, iba-iba ang status ng bawat property.

Karamihan vacant units na sila or may caretaker na binabayaran ng bank para magbantay specially kung bahay siya and ang maganda, pwede mong ma-inspect.

Meron din naman na occupied kaya kailangan mong malaman bago ka mag-offer. Pwede naman natin iverify.

Kaya it's really imporatant nahindi ka basta tumitingin sa presyo lang. Kailangan i-check yung occupancy status, terms ng bank, at actual condition ng property.

SInce 2012 pa ako licensed real estate broker and based on my experience, marami na akong clients na nakakuha ng foreclosed condos at houses na vacant at ready for turnover.

Most cases, maraming buyers ang natatakot agad dahil sa nakikita nila online. Pero kapag nakita naman nila mismo yung property at na-explain yung process, that's when they realize na hindi pala kasing komplikado ng iniisip nila.
