How 1.1 FSI can become 4.0 in Pune (TOD Metro Rules Explained) 🏙️🚇

Under the UDCPR Transit-Oriented Development (TOD) policy, properties within 500m of any Pune Metro station get massive FSI perks based on the front road width:

 • <9m road: Base 1.1 FSI
 • 9m–12m: Up to 2.5 FSI
 • 12m–15m: Up to 3.0 FSI
 • 15m–24m: Up to 3.5 FSI
 • 24m+: Up to 4.0 FSI (up to 5.0 at select hub stations)

Key Rules to Know:

 1. 50% Rule: If more than half of your plot falls inside the 500m buffer, your entire plot qualifies for TOD benefits.
 2. Cheaper Premium: Premium FSI rates are reduced to 30%–35% of the Ready Reckoner rate.
 3. Parking Cut: Mandated parking requirements are cut in half.

This is why redevelopment is taking off across Kothrud, Karve Road, Baner, and Balewadi.

Verify your exact road width and TOD eligibility before buying or building at insights.talkinglands.com.

Coorg locals/recent visitors — is this 3-day itinerary realistic, or should I change it?

Hi everyone! Planning a 3-day Coorg trip as a couple, and we will be travelling by bike throughout the trip. We arrive in Coorg around 11 AM on Day 1 and plan to leave around 3 PM on Day 3.

This is the rough plan I have made:

Day 1

 • Namdroling Monastery / Golden Temple
 • Coorg Hanging Bridge
 • Chiklihole Reservoir
 • Optional: Harangi Dam
 • Optional: Nisargadhama
 • Check-in at Tausco Campsite near Madikeri

Day 2

Planning to start around 6 AM:

 • Mandalpatti
 • Kote/Kotte Abbe Falls
 • Kote Betta
 • Optional: Mallalli Falls if we have enough time

Day 3

 • Talakaveri Temple
 • Chelavara Waterfalls
 • Kabbe Betta
 • Optional: Nalknad Palace
 • Leave Coorg around 3 PM

Places inside/near Madikeri that I also want to cover

I need to fit these somewhere during the 3 days:

 • Raja's Seat
 • Omkareshwara Temple/Garden
 • St. Michael's Church
 • Madikeri Fort & Museum

My main question: Is this itinerary too packed, or is it realistic for travelling by bike as a couple?

If you are a Coorg local or visited recently, please suggest:

 1. Which places should I remove because they aren't worth the time?
 2. Which places should I definitely keep?
 3. Are there any underrated, less-crowded places that I should add?
 4. What would be the best order/route to cover these places without unnecessary backtracking?
 5. Since we are travelling by bike as a couple, are any of these roads/places difficult or risky, especially during August?
 6. Considering the current August weather and road conditions, are any places better to skip?
 7. Is there anything on this itinerary that looks good on Google/Instagram but is not really worth the travel time?

We would prefer scenic, peaceful and less-crowded places over typical tourist spots. Since we're travelling as a couple, viewpoints, nature and beautiful bike routes are a priority.

Would really appreciate suggestions from Coorg locals or people who visited recently. 🙏

If you were planning this exact 3-day trip on a bike, what would your final itinerary look like?

Buying a plot near Bengaluru's new 73km Business Corridor (PRR)? A clean Khata and EC won't save you!

If you're looking at land near the upcoming Bengaluru Business Corridor (formerly the Peripheral Ring Road), be extremely careful.

A clean Khata and a clear Encumbrance Certificate (EC) do NOT mean the property is safe from government land acquisition. If your plot falls within the notification width from the corridor's centreline, it can be acquired—even if you've already started construction. One buyer near Sarjapur found this out the hard way and had their project halted.

Always match your specific plot Survey Number with the BDA/KIADB alignment maps before investing. Verify your spatial risk on insights.talkinglands.com so your dream home doesn't turn into an acquisition notice!

Mandalpatti Peak – What’s the cheapest way to reach the top?

Planning to visit Mandalpatti Peak soon on my scooter. I’m trying to figure out the best way to avoid paying extra for the jeep.

I’ve heard that instead of taking a jeep from the bottom, we can ride the scooter partway, park it somewhere, and then take a jeep for the remaining off-road section. Is this actually allowed and does it reduce the cost?

Or is there any better/cheaper option? Can we safely take the scooter closer to the top?

If anyone has recently visited Mandalpatti, please suggest the best and most cost-effective way to do it. 🙏

PSA: Pune’s Purandar Airport is advancing fast. Watch out for zoning traps!

Pune’s proposed Chhatrapati Sambhajiraje International Airport in Purandar is moving rapidly past the paperwork stage, fundamentally reshaping southeastern Pune's real estate.

Quick Snapshot:

 • Scale & Capacity: Designed for 75 million passengers annually with two 4,000-meter runways built for massive aircraft.
 • Status: Consent affidavits have been received for 92.5% of the required land (1,125 hectares) across 7 villages.
 • Timeline: Construction is expected to start in 2026, aiming for a 2029 completion.
 • Market Impact: Farmers are receiving compensation packages around ₹1.61 crore per acre, which can reach up to ₹2 crore per family. This is pumping massive liquidity into local corridors.

⚠️ The Zoning Trap for Investors: With the hype building, brokers are aggressively selling plots near the airport boundary. Do not buy blindly! Even if a plot sits outside the acquisition boundary, it could be legally worthless for development if it falls under an Agricultural Green Zone in the Draft PMRDA DP 2041. You must also ensure your specific Survey/Gat number isn't marked for compulsory acquisition in MIDC or Government Resolution notifications.

Before paying a token advance, verify your exact Survey Number’s PMRDA zoning and acquisition boundaries directly on platforms like TalkingLands Insights.

Pune Real Estate PSA: Watch out for invisible river flood lines in Hinjawadi & Wakad!

Thinking of buying land near Pune's rivers? PMRDA strictly enforces building codes around flood lines:

 • 🔵 Blue Line: Marks the 25-year flood zone where no permanent foundation or construction is allowed. It is strictly a no-build zone, and land trapped here cannot be used for TDR.
 • 🔴 Red Line: Marks the 100-year flood zone. You can build between the blue and red lines, but structures must sit at least 45cm vertically above the maximum flood level.

Before paying a token advance, verify your plot's exact flood risk and zoning rules at talkinglands insights

Tried the famous Pudeena Masala Dosa at Sri Srinivasa Hotel, Basavanagudi

I kept seeing Instagram reels about the Pudeena Masala Dosa at Sri Srinivasa Hotel in Thyagaraja Nagar, Basavanagudi, so I finally decided to try it.

I actually went twice around 9–9:30 AM, but both times the place was so crowded that I didn't feel like waiting and left without eating. 😅

So I thought, let me come early.

I went around 8:15 AM and managed to try it without dealing with that much crowd.

The dosa was actually pretty good. The pudeena (mint) masala gives it a slightly unique taste compared to a regular masala dosa. The chutney was also really good and probably one of my favourite parts of the meal.

One thing I noticed: around 3 months ago, I remember the dosa being ₹60, but after it became popular through Instagram reels, the price seems to have gone up to ₹80.

Overall, I'd give it 8/10.

Would I recommend trying it? Definitely once if you're curious.

Would I go regularly and pay ₹80 for it? Probably not. 😂

If you're planning to visit, I'd suggest going early because around 9–9:30 AM it gets really crowded.
