i was scrolling X yesterday and saw a thread talking about how West Hyderabad’s supply pipeline is completely out of touch with reality. Right after that, I stumbled on a comment breaking down the math for My Home Vyoma, and it honestly made me pause and rethink my whole strategy.

The math just isn't mathing for retail investors in the West anymore.

Who is actually going to buy these in the secondary market at a profit in 2031?

We are already seeing this exact scenario play out with My Home Sayuk in Tellapur. Possession hits, 10 to 12 towers all try to exit at the exact same time, and retail investors get completely trapped. Channel partners don't care about helping you resell because they only make their hefty commissions pushing fresh builder primary launches. So resale listings just sit there idle, while new primary inventory keeps flooding the Financial District, Kokapet, and Tellapur like there's no tomorrow.

It really feels like the quick-flip investment playbook for West Hyderabad is dead.

Because of this, I've been thinking about whether it makes way more sense to pivot toward Central or East Hyderabad instead after some time.

Think about it: Central areas already have established civic infrastructure, actual functioning roads, school/hospital networks, and zero waiting games for basic amenities to catch up. You aren't competing with 10,000 identical investor-owned units hitting the market simultaneously, and the demand is driven by actual end-users who want to live near the core city rather than speculators looking for a quick exit.

Are you guys still holding out hope for West Hyderabad launches with 2030+ handovers, or are you actively looking at Central Hyderabad / alternative asset classes now? Would love to hear how others are navigating this market right now.

I’m honestly tired of how hard it is to find real criticism about projects in real estate now. A few weeks ago, my feed was literally filled with videos and posts about bad construction quality in Aparna about the swimming pool overflow and people protesting about crazy clubhouse fees at Zicon. I remember seeing a whole thread about how they charge you like a guest in your own building even after paying 7-8k maintenance.

But today? I tried to find those news links to show someone else  who is looking in Aparna sunstone and it’s like they never existed.

 I’ve been searching for an hour. All I get are these random info about their previous projects and polished articles like "Aparna Wins Best High-Rise" and sponsored YouTube videos. I had to specifically type the issue just to find one or two posts that too on reddit or youtube only regarding these issues.

It’s honestly disgusting. It feels like they just buy out every news portal and Twitter influencer in the city. If there's a problem, instead of fixing it first step is to buy the channel. How are we supposed to know if the walls are leaking or if the drainage is blocked if they are just gonna delete the history and this too is done by  Aparna builders who are called top tier.

If a builder is “top tier,” is it because the project is actually good, or because they’re just better at covering up problems with money?
