34M, building $100k/year passive income - looking for real numbers

Started mid-2019 on $60k income, $20k savings, $50k HECS.

Current position: Super: $210k (maxed concessional carry-forward) Income: $230k base + 10% bonus + 12% super

Perth property: $1.1m value, $150k owing, $60k offset. $1000/wk rent Regional VIC IP: $900k value, $435k owing, $700/wk rent, roughly cashflow-neutral

$720k equity/cash sitting fully offset, ready to deploy

Goal: time and location freedom. Using $100k/year AU-equivalent as the target for now, though I may base in SE Asia/Europe longer term where costs are lower.

Questions:

  1. Deploying the $720k — property, ETFs, debt recycling, private lending, business, other? What's actually delivered real net cashflow. What looked good on paper but didn't?

  2. Funding property flippers - anyone put up capital for a 15-20% return? What structure/security did you use, and was it worth the risk?

For anyone who reached $100k/year passive target, what was the highest-value move, what slowed you down, and what would you avoid?

820/801 Partner Visa Advice Needed

Hi everyone,

I’m Australian and my partner is German. We’re in a committed relationship and planning to build our life together in Australia.

​

Our timeline so far:

​

Apr 2025: We met while travelling in Asia.

​

Oct/Nov 2025: I flew to Europe and we spent 2.5 weeks travelling together through several countries.

​

Since then, we’ve stayed in daily contact through calls, video calls and messages whenever we’ve been apart.

​

Feb 2026: She came to Perth on a tourist visa and lived with me for 2 months in my home.

​

May/June 2026: I flew to Europe and stayed with her at her apartment in Germany. During this trip, I properly met her family and friends, and we spent a lot of time doing family activities together. This gave me the chance to get to know them better and become more involved in her life in Germany before I returned to Australia in June.

Jul 2026: She’s planning to resign from her German job and switch to remote work for a European company as both

​

Aug 2026: She’s hoping to come back to Australia on a tourist visa to live with me in Perth. She would only work remotely if this is allowed under her visa conditions.

Working Holiday Visa background:

She’s under 30, but she already used her first WHV in 2020. She wasn’t able to complete the 88 days because Covid affected her plans and she returned home.

Living together and finances:

​

I own a home in Perth, so she would live with me there. We’re also open to renting together on a joint lease if that gives stronger evidence for the financial pillar.

​

We already share costs whenever we’re together, including groceries, accommodation, travel and daily expenses.

​

Our questions:

  1. If she enters Australia on a 3-month tourist visa and there is no 8503 “No Further Stay” condition, is it possible to lodge the onshore 820 partner visa before her tourist visa expires with a total of 5.5months of living together?

  1. How does the timing work so she doesn’t fall out of lawful status?

​

  1. We’ve also looked at the option of living in Melbourne for around 3 months so we can register our relationship in Victoria, then lodge the partner visa and move back to Perth afterwards

​

  1. Would relocating interstate after lodging create any issues for the application?

​

5.Based on our timeline, how do you see the option of lodgement around Oct 2026? Note we have been collecting all the relevant information to meet the criteria under 4 pillars

We’re trying to choose the best strategy before she books flights to Australia in August.

​

I’d really appreciate advice from anyone who has gone through the European to Australian partner visa pathway, especially from a tourist visa to an onshore 820/801.
