Viable cap gains strategy to exit with yearly small sales?

Another person posted earlier about their retirement exit strategy and it reminded me of a rabbit hole I started down a while back. I didn't ask my CPA about it because it's a ways off and he's already tired of my shit.

Would it hypothetically be possible to 1031 exchange $500k into a package deal of 5 properties and then sell one property each year for cap gains of $100k with zero taxes due(based on joint filing limits) if you had zero other income?

Obviously it would never work out that clean but is it even remotely viable(and legal) to do something like this where you keep pulling roughly 100k out per year by investing in portfolios of small properties?

Need help finding replacement junction box for pump lift.

I was lowering the lid height of my lift station and happened to notice that the screw gaskets for most of the pump wires were completely disintegrated. Opened the little junction box on the side of the pit and it is half full of water. Luckily the connections were still above the water line. The lid seal looks good so I'm assuming it's condensate.

Any ideas on where I could source a new one of these and is there one I can mount INSIDE the lift station? The supplier/installer doesn't carry this model any longer and given this issue and a few of the other problems I've found, I'm not in a hurry to have them come work on this one again.

Windows - Any way to create a shortcut to NOT have my pc go to sleep as scheduled?

My default power settings have my screen go to sleep after 10 min and pc go to sleep after 20. I like these settings but there are times, like during game downloads when I would like to be able to press one button and switch it to "never" go to sleep and then another button to reset to 20 minutes.

I know it's kind of lazy as it's only a few clicks to edit power settings, but does anyone happen to have a quick script for this?

Thoughts/comments on my basic remote system for apartments?

I have several properties and the top priority is to have leak/freeze and smoke detectors in basements so I don't have to rely on tenants noticing issues(not their job after all). I would also want to be able to temporarily add 1 or two cameras to each system but only when I have a vacancy. There is power in every basement for the base and hotspot.

-US mobile data plan with 5g mobile hotspot

-Eufy Homebase 3

-Eufy leak/freeze detector(battery), smoke detector(battery), exterior cam(battery)

Any glaring issues?

I will of course discuss with my cpa this week.

I have 2 properties on a single commercial loan and I'm considering selling one of them and paying off the entire loan. Does anyone know how my cap gains will be calculated since I bought both properties in one deal? Will it be off the gap between sale price and appraised value at the time of purchase?
